<p>A total of <strong>24</strong> properties sold; 12 single family homes, 11 condo/townhouse units, and 1 commercial property.</p>
<p><strong>Condo/Townhouse Sales:</strong>  ranged from $160,000 for a 1 bedroom/1 bath Beachcomber condo/motel unit; to $825,000 for new construction side by side townhouse style on 29th Street.  There were 4 sales in Stone Harbor; 7 in Avalon.  The median selling price was $420,000.</p>
<p><strong>Single Family Sales: </strong>ranged from a low of $845,000 for an upside down style home with wetlands views on 24th Street; to $3,800,000 for a 1960&#8242;s era tear down on the beach front of 17th Street.  There were 3 sales in Stone Harbor; 9 in Avalon.  Median selling price was $1,550,000.</p>
<p><strong>Commercial Sale:</strong>  97th and Third Avenue- 3 store fronts plus 2nd floor offices.  Located on the bay.  Sold for $1,800,000.</p>
<p>In addition, there are <strong>31 </strong>properties <strong>Under Contract</strong>, with settlement scheduled to occur within the next few months.</p>

<p>The newer flat screens will be fine, however, older TV sets (often used in bedrooms), will need an adapter.</p>

<p>If you decide to stop by the business office at 32nd and Dune Drive in Avalon, be sure your name is on the account.  They will not allow a spouse to make any changes unless the name is specified on the account (personal experience on this).</p>

			<content:encoded><![CDATA[<p><a href="http://anndelaney.com/wp-content/uploads/2012/01/WeberCt.jpg"><img class="alignleft size-full wp-image-5142" title="WeberCt" src="http://anndelaney.com/wp-content/uploads/2012/01/WeberCt.jpg" alt="" width="360" height="579" /></a>The <strong>Stone Harbor Museum</strong> newsletter arrived the other day- featuring an article on the Bungalow Colony.  Today, we refer to those streets as &#8220;the Courts&#8221;- Bower, Weber, and Stone Court.</p>
<p>The charming cottages were built in the early 1900&#8242;s; with total living space of less than 500 square feet!</p>
<p>I have a personal connection with the cottages:</p>
<p>My father passed away in 1993.  Several years later to acknowledge his birthday, my mother gave my sisters and me each a check.  She said it was a gift from our dad, and we should do something special for ourselves.  I held on to the check for months- waiting for just the right reason to cash it.</p>
<p>Later that year, I was showing a basic cottage on Weber Court that was new on the sale market.  My customers were overwhelmed with the amount of work needed, but I saw great potential.  My father&#8217;s gift became the initial deposit check on a contract to purchase!  My husband and I renovated the cottage, and eventually sold it in 2002 before purchasing our current location.</p>
<p>After we built our new home, my mother gave me the attached photo.  It&#8217;s my father&#8217;s family on vacation in Stone Harbor&#8230;in a cottage&#8230;on Weber Court.  My father used to talk about his childhood summers in Stone Harbor in a small house, but I had no idea of the location until I looked closely at the photo (addresses on the Court are a unique combination of a letter and number).</p>
<p>From my house, I can see the cottage pictured.  I love the idea that the &#8220;7 year old version of my father&#8221; and I share the same beach.  And, I am sure he is pleased with how I spent my &#8220;gift&#8221;  <img src='http://anndelaney.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' /> </p>

<p>Buyers are back, and actively looking for a possible summer home.   There are showings  and offers in a variety of price ranges- with a high level of interest in the older single family homes (selling for land value) and moderately priced condos/townhouse units.</p>
<p>It has been difficult to remain optimistic during these past several years- yet I sincerely believe we have turned the corner and our market has stablized (I have data to support that statement, too).</p>

<p>7 are condo/townhouse units-  with a listing price ranging from $369,000 for a 2 bedroom condo in Stone Harbor, to $1,350,000 for a bay front townhouse style in Avalon ( final selling prices are not published until settlement).</p>
<p>10 single family homes are sale pending- ranging from $749,000 for a two story home in Stone Harbor, to $3,595,000 for a newer home on the bay, also in Stone Harbor.  <strong>The median list price is $1,722,500</strong>.</p>
<p>1 commercial parcel, too- The Avalon Anchorage Marina located over the 21st Street bridge.  Will remain a marina.</p>
<p>Any trends?  The bay front properties are in demand (including the large waterfront parcel included with the marina).  5 of the 18 sales are situated on the back bay.   New or newer homes continue to be the desired summer home- with as many bedrooms/baths as possible!</p>

<p>A surprising number are builder spec homes- a resurgence of market confidence that we haven&#8217;t seen in a few years.  The rest are private builds for the current property owner.</p>
<p>It makes sense that &#8220;new&#8221; continues to dominate our shore real estate market.  Buyers of summer homes want easy living and low maintenance.  Plus the new homes offer top of the line amenities&#8230;and plenty of bathrooms!</p>
<p>The current inventory of new homes for sale range from $1,349,000 for a compact home on 83rd Street in <strong>Stone Harbor</strong> (undersized lot) to $6,995,000 for 6,000 square foot  home directly on the inlet in <strong>Avalon</strong>.  The median asking price is $2,497,000.  If you eliminate the more expensive land locations (bay and beach side) from the list, the median asking price is <strong>$1,895,000</strong>.</p>

<p><strong>For breakfast</strong>:  Maggie&#8217;s, Brian&#8217;s, and Uncle Bill&#8217;s in Avalon (the Stone Harbor Uncle Bill&#8217;s is closed until spring). </p>
<p><strong>Lunch</strong>:  same as above, plus Circle Tavern in Avalon and Fred&#8217;s in Stone Harbor.  Also Nemo&#8217;s in Stone Harbor, Stone Harbor Pizza, Circle Pizza, and Tonio&#8217;s in Avalon. For take-out (lunch/dinner) Grand Moon Chinese and 7 Mile Island Deli in Avalon.</p>
<p><strong>Dinner</strong>: Circle Tavern, Fred&#8217;s (yes, serving real dinners, along with typical bar sandwiches), and the Sea Grill.  Nemo&#8217;s, Stone Harbor Pizza, and Tonio&#8217;s all offer simple Italian dinners in addition to pizza/sandwiches.  On weekends, add Avalon Rose (on 8th Street) and Via Mare.  Harbor Pub has bar snacks, too.</p>
