  • Changes at the Shore

    As a lifelong area resident, I completely understand the attachment to time-honored shore businesses.

    I have wonderful memories linked to specific (mostly food!) establishments in Avalon and Stone Harbor.

    In many cases, the original owners have passed on their responsibilities to the next generation. And those “children” may now be at the stage of their lives planning for retirement.

    Running a seasonal business is challenging, and I’m sure it’s a difficult decision for owners to cash out.

    Our favorite spots will eventually be replaced. And our children and grandchildren will carry the memories of the new places with them into the future.

    Instead of lamenting about the “good old days” as we note the inevitable changes around town, we can look forward to new experiences to shake up our routine!

  • Vacation Rentals

    Although online vacation rental companies are convenient, there are advantages to leasing with a local managing agency.

    The primary benefit is working with a knowledgeable individual who is familiar with both the property, and specific location.

    Additionally, the total cost may be less without the required online taxes and fees.

    In some areas of the country, the online business model is the only option for landlords and tenants.

    However, in resort communities, a real estate office or rental agency may be able to assist.

  • Aren’t We Lucky?

    I often hear this phrase (and use it myself) when discussing real estate ownership.

    We might be referring to our timing in the market, a location selection, or how much we appreciate our good fortune.

    Yet, we should also admit that we were gutsy and brave. After crunching the numbers and looking at the practical aspects of a purchase, we took the next big step, and actually BOUGHT a property!

    It’s impossible to determine the perfect time to buy, especially as it relates to mortgage interest rates or market values. Real estate should be viewed as a long term investment, and eventually, you will be considered so smart for taking that leap of faith!

    Building financial wealth is directly connected to real estate ownership.

    I have lived and worked in the Avalon and Stone Harbor area my entire life. For 40+ years, I have handled sales and rentals on the island, including personal experience with vacation home and rental property ownership.

  • Up in the air…

    For structurally solid homes, elevating is an option to bring a building up to code.

    Elevation is a major component of the process of obtaining building permits for substantial renovations.

    If the structure does not meet the current elevation codes, the owner must either elevate or build new.

  • Real Life Lessons

    With every personal real estate experience, I learn valuable lessons.

    When I rent a vacation home, I can better relate to the needs of our summer renters.

    As a landlord, I understand the hard work that goes into preparing and maintaining a rental property.

    I’ve purchased and sold several primary and second homes, and appreciate the emotional side of those transactions.

    The financial aspects of real estate ownership are important, and my experiences include participating in a 1031 Tax Deferred Exchange, understanding depreciation, calculating capital gains, passive losses, deductions, etc.

  • Licenses for Rental Properties

    Our local municipalities require annual inspections and licenses for all rental properties.

    And, although it can be cumbersome for landlords to comply with the ever changing list of regulations, the ultimate goal is to ensure a safe rental experience for the tenants.

    The benefit of a thorough inspection was validated after reading the news article about a tragic fire in the Hamptons. Devastating.

    During the summer months, rental agents often trouble shoot the annoying beep of a smoke or CO detector. Owners may be frustrated that an electrician is needed to properly resolve the issue; mainly because hardwired detectors are purposely linked so that all alarms will sound.

    Our priority must be compliance with all of the code requirements, as well as a quick response to safety concerns. It’s sad when a tragedy reinforces this fact.

  • Are you ready for winter?

    A check list for shore owners:

    1) Disconnect the garden hose and turn off/drain any faucets that aren’t frost proof (most faucets on decks are NOT frost proof). Turn off and drain the outside shower (often overlooked and those pipes are the first to freeze and break).

    2) Close the foundation vents and secure the crawl space door (the newer Smart vents will close automatically).

    3) Secure/store trash cans, deck furniture, kayaks, grills, flags, etc.

    4) Unless you completely winterize the house (drain the water), turn on the heat to 55- 60 degrees.  The upper floors can be set slightly lower, but not below 50 degrees.  A whole house water shut off valve is an extra level of protection against frozen pipes in the event of a power failure.

    5) Open the cabinet doors below all sinks to allow heated air to circulate around the pipes.

    6) Lock all windows (especially casement style that open with a crank handle) and sliding glass doors. Strong winds can vibrate a door or window open!

    7) Unplug small appliances.

    8) Check the kitchen sink for any random food items left in the garbage disposal – run with ice cubes or a piece of lemon.

    9) Empty and turn off the ice maker if you won’t be using the house for an extended period of time.

    10) Prop open the doors for the washer and the dishwasher to avoid musty odors.

    And ideally, hire a winter watch service for peace of mind.  I am happy to recommend someone if needed.
