  • Tax Assessments- Green Postcard

    Postcards have been mailed to all Avalon and Stone Harbor property owners from the tax assessor’s office.

    In Avalon, the numbers reflect the recent re-evaluation (detailed in the letter sent to property owners in December).  In Stone Harbor, the assessment is based on the re-evaluation completed in 2008 (should be the same figure as last year unless substantial changes were made to the property).

  • Beach Report- Avalon, Stone Harbor NJ

    The stormy winter months can be hard on our beautiful seven mile island beaches.  Thankfully, the erosion has been minimal along our coast. 

    My observations from recent walks along the beach:

    Avalon:  The beaches from 8th through 18th Streets are in great shape.  Beach access between 19th to 23rd Streets is blocked at the paths (a steep drop to the sand below).  The Borough of Avalon will make the necessary repairs to allow safe beach access this summer.  Beaches between 20th and 30th Streets are not as wide as in past summers- hopefully Mother Nature will return the borrowed sand.  The section between 30th Street through to 80th Street is fine.

    Stone Harbor:  The dunes and beaches are in great condition between 84th through 94th Streets. Some erosion of the dunes in the downtown area and south to 111th Street- otherwise, the beaches are fine.  The dunes south of 112th Street have recovered from last year’s storms and the beach is back.  The beach becomes narrow between 122nd Street and the jetty just before the point (Hobie Cat/ kayaking beach).  And of course the beach at the point is huge!

    A good day to think about warmer days on the beach 🙂

  • Let it Snow…

     As I walked out my door this morning for a walk, the snow flurries started.

    I had only walked a few blocks before this was my view of the ocean!

     Less than 1 hour later, the sand was completely covered.  It was actually quite peaceful- glad I didn’t wimp out 😉

    Update:  Now at 11:30am, several inches are on the ground and the snow is really coming down.

    A perfect day to think about summer and time on the beach…

  • SOLD Avalon/Stone Harbor

    During the past 30 days, 22 properties in Avalon and Stone Harbor, NJ SOLD.  The final selling price ranged from $400,000 (for an updated 2 bedroom condo) to $3,595,000 (an oversized lot- and house- near the beach).  7 properties sold in Stone Harbor; 15 in Avalon.  The median selling price was $890,000.

    In addition, there are 33 island properties under contract (with settlement scheduled within the next few months).  7 are in Stone Harbor; 26 in Avalon.  They range from $364,900 (a hotel/condo on 79th Street) to $5,495,000 (a beachfront on 14th Street).  The median list price is $925,000.

  • Big Night in Stone Harbor

    The annual Stone Harbor Christmas Parade-  a Seven Mile Beach tradition.

    Summer home owners and visitors join the island’s year round residents for this BIG event.   

    How can you recognize a year round resident?  They are properly dressed for the weather!  The summer homeowners are wearing loafers (thankfully, with socks), and a light jacket from their beach house closet.  Brrr…

    A fun night out on the town 🙂

  • Festive Friday in Avalon

    Families are roaming downtown Avalon today- participating in the activities for the first annual Festive Friday.  The weather isn’t ideal, but there is a nice turnout.

    Tonight, the 96th Street shops in Stone Harbor will participate in hospitality night (most businesses open until 9pm).  And tomorrow night…the Christmas parade.

  • Holiday Idea- Beach Tags

    Avalon and Stone Harbor are selling Holiday Beach Tags for the 2011 season.

    $20 (same as the discounted pre-season price), and valid for sand time in either community.

    To purchase, stop by the Avalon Rescue Squad, Friday November 26th from 11am to 4pm; or 21st Street Veteran’s Plaza from 4pm to 7pm (during the Christmas Tree lighting).

    Stone Harbor tags sold weekdays at Borough Hall – 95th and Second Avenue, and the Chamber Office on 96th Street.
