  • Stone Harbor Beach Replenishment

    beachfill  After 2 years of discussion and planning, the Stone Harbor beach fill is ready to begin.   The dredge will travel from Sea Isle City to Hereford Inlet (North Wildwood).   The State will determine if the next phase will be Stone Harbor or North Wildwood (both are scheduled).  Borough officials are hoping to follow North Wildwood so that the beach season is not interrupted.

    The staging area will be on 111th Street.  Dredge pipes will be extended as the beach fills works it’s way north to 98th Street.  Approximately 3 blocks will be closed at a time in the immediate work area.  It’s a 24/7 operation, pumping sand for a total of 9 days.

    The $2.5 million project is cost shared with the State of New Jersey:  75% State, 25% Stone Harbor.  245,000 cubic yards of sand will be added.  The removal of the outfall pipes is a separate project- that work will begin late fall or early winter.

  • Atlantic City Air Show

    Jets If you look closely, the 4  dots on the cloud are United States Air Force Thunderbird fighter jets.  That was the best I could do with a cell phone!

    When they flew over head, they were in and out of my screen before I could take the picture. 

    I watched the show (mostly with binoculars) from the beach in Margate.  Next year, I will venture at least in to Ventnor for a better view.   But no complaints…sitting on a beach chair at the water’s edge or swimming in the warm ocean while the planes flew by…an ideal day!

  • Boot Camp on Vacation?

     Is it just me…or, does anyone else think this is an odd way to spend your vacation ??

    Many women apparently disagree.  The 80th Street basketball court is packed on the scheduled days with toned women of all ages.

    I have a different vision for vacation.  To be active, yes.  But someone yelling orders at me…no thank you  😉

  • Sunday Sights

    Certain sights bring back happy childhood memories.  A gully at the beach is a perfect example. 

    We were thrilled to arrive at the beach and find what we considered our own personal swimming pool.

    With modern beach grooming machines, gullies are not as common.

    Stone Harbor Point is an environmentally protected area, and the beach is left in it’s natural state.  You will find huge, deep gullies at mid-tide…and unique shells and sea glass if you are looking, too!

  • Air Show

    Just a “heads up” for this Wednesday.  The Atlantic City Air Show starts at 10am and continues all day until 4pm. 

    Fun to watch from the beach in Margate or Ventnor (huge crowds in Atlantic City- and too noisy for me). 

    Even from our local beaches, you will hear the roar and see some jets fly by on their way there and back.

  • Evening Walks

    nightwalk There are advantages of taking a walk in the early evening.  It’s usually cooler (tonight, the only cool air was right at the ocean’s edge), and the sky is beautiful just after sunset.

    But the best reason?  Interior lights allow a glimpse into the homes in your neighborhood!

  • Keeping Cool

    sunriseAug A beautiful morning after last night’s storm. 

    A tenant just reported that the beach is actually very comfortable today- there is a strong breeze -so the heat is not as oppressive.

    If you have to endure a heat wave…the beach is the best place to be!

  • Yikes!

    storm A wild summer thunderstorm tonight!  Fast moving, but intense.  Fire trucks and police cars zipping by- hopefully nothing serious.

    Also saw people out walking and bike riding during the storm.  A sure symptom of vacation brain.  What are they thinking??

    Our 1st heat wave of the summer expected tomorrow.  Find a cool place and relax.

  • Real Estate at the Shore

    house “How’s the market?”  A common question from property owners, potential buyers, and tenants.

    My answer is “getting better”- defined by the number of recent transactions and my own experience. 

    When a settlement is complete,  the selling price is posted. For the most part, we are not seeing shockingly low prices.  In fact, we often say that the price was a fair number for both the buyer and seller.

    During just the past 30 days, 24 properties in Avalon & Stone Harbor sold/settled.  There are an additional 33 sale pending with closings scheduled in the near future.  That’s 57 buyers with enough confidence in the market to take the leap of seashore ownership!

    We anticipate an active fall market as well.  Buyers sense that we are “at the bottom” for pricing, and want to take advantage of the favorable interest rates.  The inventory in certain segments of our market is finally at a more reasonable level (that makes our sellers happy- less competition).

  • A/C versus Noise

    Yesterday was beautiful.  Comfortable temperatures and exceptionally low humidity for August.  We turned off the air conditioning and appreciated the fresh air in the house.

    Great idea for the daytime…but for last night…not so much.

    We don’t live in a rowdy neighborhood, but the houses are close together.  So voices from a late night gathering on a nearby deck will carry.  For the weekly tenants, this is their last night of vacation.  For those of us who live/work here, it’s a “school night”!

    Just as the party faded around 2am, the odor of a skunk blew in with the breeze.  Do I sound as cranky as I feel?    Needless to say, the A/C is back on  😉
