  • 2021 Trends for Vacation Rental Properties

    Another busy summer of visitors arriving soon!

    1) With limitations and concerns about indoor dining, 2020 tenants prepared more meals at their rental homes.  The trend is likely to continue in 2021.  Inventory your kitchen with this in mind and replace well used cookie sheets, frying pans, utensils, etc.  Make sure to run the oven’s cleaning cycle prior to your first guest.

    2) Gas grills have always been popular.  Check on the condition of the grates, and grill tools.

    3) Some owners are creating “work/learn from home” space in their properties.  Adding a simple desk (by wall outlets of course) is a practical and appreciated update.

    4) We expect another extended rental season.  Realistically, the change over cleaning crews have limited time, so it’s helpful if owners plan one or two in person visits during the summer.  Check the ceiling fans and HVAC return vents for dust, clean the outdoor shower, and organize/clean the deck furniture.  If distance makes this impractical , work with your cleaner to tackle a few add on tasks throughout the summer months.

    5) Speaking of deck furniture-the value of outdoor living space has never been greater! Look at your pieces objectively for comfort, cleanliness and function.

    Planning for summer is a wonderful distraction from our snowy February!

  • Love and Hope

    Happy Valentine’s Day!

    Presidents Day weekend is traditionally the start of our season.  Businesses begin to open, and we see more property owners here to check on their homes.

    Our sale and rental markets are already running at a fast pace.

    As we approach summer of 2021, I’m feeling hopeful.  Once more of us are vaccinated, we will be comfortable to venture back inside restaurants and gather with our extended families.

    And travel!  I can’t wait to book a trip!

  • Winter Storm

    Although no issues with snow, the island felt the effects of moderate tidal flooding and some beach erosion.

    The crews from public works were out in force today handling street and beach path clean up.

    Beach access may be limited on some blocks until the sand is leveled.  Watch your step!

  • Rental License, Avalon and Stone Harbor

    fireextingFor 2022 rental licenses in Avalon and Stone Harbor, NJ:

    The inspected and tagged fire extinguisher will no longer be permitted inside a cabinet.

    Make plans to mount the fire extinguisher in the kitchen in an open location in order to pass the inspection for the 2022 rental season.

    This new regulation should be posted on the 2021/2022 renewal paperwork.

    More specifics from the Borough of Avalon:

    The extinguisher must be labeled, charged and operable.

    • Extinguishers must be within 10 feet of the kitchen and located in the path of egress, or near the way out.

    • Units must be readily accessible and visible.

    • Extinguishers must be mounted using the manufacturer’s hanging bracket, so the operating instructions are clearly visible.

    • The extinguisher cannot weigh more than 10 pounds.

    • Extinguishers must be an approved type with a minimum rating of 2A-10B:C.

    • Upon inspection of the home, the owner’s manual or written operational instructions must be provided and left for the new occupant.

    • The unit must be serviced and tagged by a certified Division of Fire Safety contractor within the past 12 months, or the homeowner must have a receipt for a recently purchased extinguisher.

    • When the unit is mounted, the top cannot be more than five feet above the floor.

     Whereas the extinguisher used to be allowed to exist under the sink, it now has to be visible. As such, we need to hang a fire extinguisher to pass the fire cert.

  • 60 Years??

    I’m celebrating a big birthday this week.  Gulp!

    January weather tends to be a bit dreary (and gray, cold, damp, windy…etc.), so I originally wanted to travel to a warm beach for my 60th.

    I had several ideas on my wish list, but the pandemic had other plans.

    Yet I remain grateful for the ability watch the sunrise over the ocean by taking a quick walk down the block.

    And I’m thankful for my health, and for the good health of my extended family.

    With over 40 years in the local real estate business, I appreciate the incredible number of long time relationships and loyal customers.

    But I will still cringe when I have to say “sixty” 😉
