General office computer maintenance and virus scans today created a few hours of downtime. Fortunately, I planned ahead with proper attire and footwear 😉

Walking north on the beach in Avalon, I could not continue beyond 22nd Street.  Borough workers were on site making emergency dune repairs until the major beach fill project in May.
An article in today’s Atlantic City Press http://www.pressofatlanticcity.com/  (Cape May County section)  provided details about the shared beach fill project scheduled to start in May.  The dredging company has yet to decide which beach area will be first- and the business administrators agreed it may come down to a flip of a coin!
In Sea Isle City, the beaches between 73rd and 94th Streets will receive 700,000 cubic yards of sand. In Avalon, the beaches between 9th and 26th Streets will receive 500,000 cubic yards of sand.
Well…the weather report was right.  Basically, an ugly day at the shore!
Hard to see in the picture, but the wind is pushing the rain sideways down Dune Drive. Avalon Coffee made a good effort for the morning. The lights in Hoy’s are bright against the dark sky. And the real estate offices are open- optimistic that winter weary folks will call or e-mail to make summer plans.   ann@anndelaney.com  if I can be of assistance.
There are currently 24 properties sale pending in Avalon and Stone Harbor. Â
15 are single family homes, 6 are condo/townhouse units, and 3 are vacant lots. The list prices range from a low of $194,000 (an efficiency condo on 102nd Street in Stone Harbor) to $3,195,000 (a bay front home on Fifth Avenue in Avalon). The median list price is $1,432,000.
An additional 10 properties SOLD during the past 30 days – challenging with 3 snow storms!Â
7 single family homes and 3 condo/townhouse units were in this group, with final selling prices from $349,000 (a cottage on Weber Court in Stone Harbor) to $2,029,500 (a custom new construction on 108th Street, Stone Harbor). The median selling price was $925,000.Â
A reminder to Avalon and Stone Harbor property owners: there are many cable and phone wires down from the February ice/snow storm. Comcast and Verizon may be waiting to hear from the home owner before making the repairs.
Wanted to post a “spring like” picture this morning. The 55th Street Bay Park in Avalon will see a few boaters back in the water by next month. Counting down to warmer days 🙂

The Borough of Avalon awarded a contract to Great Lakes Dredge & Dock Company for the planned spring beach fill project. This will be a joint project between Avalon and Sea Isle City. More information in the attached article from the Cape May County Herald.
 The new 95th Street ocean side deck is set for summer…will be better once the snow melts!
Also new for this season- Avalon and Stone Harbor combined their annual Chamber of Commerce publications to create the  “Seven Mile Beach” 2010 Vacation Guide. Available in local businesses and Chamber offices now.
The Avalon slogan takes on a different meaning this winter. The sign at the park/playground on 74th Street is surrounded by snow.

And in the “are you kidding me?” category- it’s snowing again at the shore. I could see the sun glowing behind the clouds this morning while the wind carried the snow sideways.Â
Only 73 days until Memorial Day weekend, by the way 🙂
 The Wawa in Stone Harbor brought in a generator last Sunday so they could serve the locals coffee after the blizzard. They were back on their own power within a day.
We drove around the island tonight for a better perspective of the electrical repairs. Saw 2 blocks in the dark:  beach block of 71st Street and mid-block 54th Street.  I believe both of these streets had electric service earlier in the week- not sure of the problem.
Remaining wires down and damaged poles are causing outages to a few other local homes.
Otherwise, street lights and year round residences are glowing bright in Avalon and Stone Harbor!
PROPERTY OWNERS: It’s important to check your property after the extended power failure (unless the property was completely winterized- water pipes blown out and anti-freeze in the toilets, etc). Water pipes in an unheated space are susceptible to freezing.
