 The Tim Kerr 7 Mile & 5K race this morning was a HUGE success.  Over 1,000 runners, and hundreds of spectators to cheer them on.Â

During the month of August, there were 22 properties sold/settled in Avalon and Stone Harbor. Â An additional 42 are sale pending with settlement scheduled within the next few months.
Island-wide, there are 338 single family homes on the market, ranging from $475,000 (for a “court” cottage), to $16,875,000 (a brand new 8,500 square foot custom home on the beach). The median list price is $1,995,000.
183 condo/townhouse units are actively on the market, ranging from $169,000 (a hotel/condo) to $1,995,000 (bay front townhouse). A median list price of $719,000.
Buyer, sellers, and the local real estate agents 🙂  are feeling optimistic about the fall market.

Every morning when I cross over the beach path, I am in awe of the ocean view. So, although many of the pictures that I post may look the same…to me, each is a unique view to share.
The sun is back out- should be a perfect beach day. Hope to be there after work today, too 🙂
 After 2 years of discussion and planning, the Stone Harbor beach fill is ready to begin.  The dredge will travel from Sea Isle City to Hereford Inlet (North Wildwood).  The State will determine if the next phase will be Stone Harbor or North Wildwood (both are scheduled). Borough officials are hoping to follow North Wildwood so that the beach season is not interrupted.
The staging area will be on 111th Street. Dredge pipes will be extended as the beach fills works it’s way north to 98th Street. Approximately 3 blocks will be closed at a time in the immediate work area. It’s a 24/7 operation, pumping sand for a total of 9 days.
The $2.5 million project is cost shared with the State of New Jersey: 75% State, 25% Stone Harbor. 245,000 cubic yards of sand will be added. The removal of the outfall pipes is a separate project- that work will begin late fall or early winter.
 “How’s the market?” A common question from property owners, potential buyers, and tenants.
My answer is “getting better”- defined by the number of recent transactions and my own experience.Â
When a settlement is complete,  the selling price is posted. For the most part, we are not seeing shockingly low prices. In fact, we often say that the price was a fair number for both the buyer and seller.
During just the past 30 days, 24 properties in Avalon & Stone Harbor sold/settled. There are an additional 33 sale pending with closings scheduled in the near future. That’s 57 buyers with enough confidence in the market to take the leap of seashore ownership!
We anticipate an active fall market as well. Buyers sense that we are “at the bottom” for pricing, and want to take advantage of the favorable interest rates. The inventory in certain segments of our market is finally at a more reasonable level (that makes our sellers happy- less competition).

The busiest weekend of the summer…and the biggest event of the summer: The Arts & Crafts Festival at the 80th Street field.
The white tents are up and ready for the vendors to descend tomorrow. The crowds will follow starting early Saturday morning. Parking and driving in the immediate vicinity will be difficult- Third Avenue/Ocean Drive will be the best option for north to south travel!

 We had the best seats for the fireworks last night- the balcony of a 2nd floor condo at the Anchorage (available as a summer rental – property ID 13557 on the Power Play web site).
Fun to watch the crowds, too!
This morning’s Islandman Triathlon was a huge success. 625+ participants of all ages swimming in the ocean, riding bikes, and running on the beach.  Impressive.

Fireworks tonight in Avalon (30th Street) and Stone Harbor (80th Street). Â
Tomorrow in Avalon- the Islandman Triathlon will take over First Avenue and Avalon Avenue between 7 and 9 am – plan your Sunday morning routine accordingly. Â Volunteers will be on each street end to block all pedestrian and car traffic during the bike portion of the race.
