Fire Pits
The recent accidental fire in Avalon has prompted questions regarding outdoor fire pits.
Wood burning fire pits of no more than 3′ in diameter require (by New Jersey fire code) at least 25’ clearance from all buildings (including garages/sheds) and the property line; and are not permitted on decks or wood patios, or under the overhang of a deck or roof above.  A chimenea style wood fireplace requires a 15′ clearance (the chimney allows for a different classification).
With the average lot size on the island of 50′ X 110′, the clearance requirement is almost impossible to meet.  And, if a complaint is made by a neighbor regarding a fire pit (even one  located within the clearance requirements), the offending property owner must extinguish the fire.
Gas fueled fire pits/outdoor fireplaces are not as restricted because they have a controlled flame.

Landlord/Tenant Expectations
I have handled vacation rentals in Avalon and Stone Harbor NJ for over 30 years- working for Diller & Fisher, Avalon Real Estate, and for the past 10 years, Power Play Realty.In addition- I’ve had personal experience as a landlord of summer rental properties; and a tenant on numerous occasions for our family vacations.
So…I can definitely understand both sides of the landlord/tenant expectations dilemma.
Times have changed: today’s tenants are the “Pottery Barn” generation. Â They want new and attractive, and at least the same amenities found in their primary home. Â Internet access is expected- as are multiple flat screen TV sets. Â Oh, and a pool would be nice 🙂
Rental properties need to be well equipped- even if you don’t cook at the shore, your tenants may want to entertain. Some owners provide a linen service for each rental. Â This is the norm in other vacation areas, and a smart way to remain competitive.
For landlords, there can be frustration with wear and tear. Â Sand in the tub…soda on the rug…marks on the walls. Â All very frustrating to the conscientious property owner.
When showing sale properties during the rental change over, I often see this carelessness first hand. Â It’s discouraging…and I don’t even own the home. Â Thank goodness the cleaning service arrives to make it right!
Bottom line: a rental property is a business- with an ever changing business model. Â The needs of the consumer dictate the success of your season.
Strategies to keep the property in good condition (cleaning supplies, cutting boards, washable slip covers, throw rugs by the doors, etc.) are important. Â Look at your home objectively: items that are worn or faded appear dirty to a tenant. Â Rusty cookie sheets or pots/pans should be tossed. Â Make sure there are plenty of bowls, spoons, and coffee mugs.
And at the end of the season, plan on a major cleaning (floors, carpets, return vents, ceiling fans, deck furniture, outside shower, trash cans, all kitchen drawers and cabinets). Budget for replacing lost or damaged items. Â And then enjoy YOUR time in the property!

Back on the Water
High tide, a calm morning, and up early enough to finally take my kayak out on the bay. Â A perfect start to my work day.
For some odd reason, the large plastic kayak felt heavier after spending the winter in storage! Â And, I had to rely on muscle memory to paddle faster than the gnats…
Interesting to see the bay properties from this vantage point. Â Several owners have yet to replace their docks after Sandy.

Clarification- Flood Insurance
Obviously, flood insurance is a popular topic for shore property owners.
A few key points:
1) The flooding from Sandy is not a factor with your current insurance rate or the elevation requirements. Â Older homes located in “high and dry” locations may still be non-conforming with the elevation levels.
2) Flood insurance is only required by lenders. Â If you are a shore property owner fortunate enough to own your home free and clear, you can weigh the cost versus benefit.
3) The revised FEMA maps for Cape May County will be available within the next few weeks.  Based on the revised maps just released for Atlantic and Ocean Counties, we expect favorable flood zone ratings for most of the island (remaining as A zones).  The elevation requirements will likely stay at the same level as published.  The current link for the FEMA map is: FEMA Map  This may work for the revised maps,too-  if not, I will provide a new link.
