    Market statistics for the past 30 days:

    There were a total of 16 residential sales.  The median selling price was $873,500.  9 sales in Avalon; and 7 in Stone Harbor.

    There were 4 condo/townhouse sales ranging from $365,000 for an updated 2 bedroom unit on 13th Street; to $865,000 for a new construction side by side on 66th Street.

    One sale was reported as a vacant lot- 100 block of 102nd Street for $1,225,000 (there was a home on the lot- sold as a tear down).

    And, one multi-family sale reported: a triplex on 99th Street for $680,000.

    The median price of the single family homes sold was $1,146,250. The selling prices ranged from $650,000 for a basic rancher on 13th Street; to $2,183,000 for an upside down style (built in 1989) on on the beach block of 75th Street.

    There are an additional 37 properties sale pending in Avalon, Stone Harbor, with settlement scheduled in the near future.  The list price of the pending sales range from $325,000 for a 2 bedroom condo; to $4,795,000 for an older ocean front home on a large lot.  The median listing price is $1,095,000.

  • Red Light Bulb?

     Ever wonder about the red light bulb in the front window of summer homes?  It’s a popular “high tech” system used by owners who leave their heat and water on in the winter months.  The light bulb is plugged into an interior wall outlet with a separate thermostat.   If the temperature in the house drops below the setting (set it 10 degrees below the heater thermostat), the light will go on.  The police or real estate agent notice the light (the red light stands out) and call the owner and/or service company to check the heat.

    ACE Hardware in Stone Harbor sells the kit- and will know what you are talking about if you ask for the “red light thing”!

    P.S. I still recommend a winter watch service if the home will be vacant for an extended period.  An inspector regularly walks through and around the property to make sure everything is secure. 

  • A House Lift

    Flood elevation requirements in Avalon and Stone Harbor factor into a homeowner’s decision to renovate or build new.

    Older structures typically fail to meet the current requirements on 2 key points: crawl space venting and elevation of the first level.  Smart Vents are a reasonable solution for crawl space venting.  Unfortunately, if the first floor height is below code, renovations may be limited.

    If a homeowner plans to renovate more than 50% of the value of structure (the tax assessment of the “improvements”), the construction official will require the structure be brought up to code.   This is why some homeowners elect to tear down what looks like a perfectly functional home.

    The Stone Harbor house pictured is in the process of extensive renovations…including raising the first floor level to comply with elevation codes.

  • Life on an Island

    Anyone who has worked with me to buy a property in Avalon or Stone Harbor knows that I can be a bit obsessive about flooding.

    Unless you are here during a storm, it’s hard to picture roadways and yards covered with water.  Like today, for example!

    Fortunately, most of our flooding events occur in the off season.  Yet, I always want buyers to be aware of the issue.   

    That’s why driving around on a day like today is important (and frankly, fun). I see first hand which streets and locations are vulnerable to flooding.

    Good news:  the water is receding from the earlier high tide.  A salt water rinse for our island!

  • Sale Pending

    Details on properties recently posted “Under Contract” in Avalon and Stone Harbor, NJ

    There are a total of 34 properties on the island pending settlement (most by the end of the year).  They range from a 2bed/2bath condo listed for $325,000; to an ocean front “tear down” on 17th Street listed for $4,600,000.

    The median list price is $1,049,500 (selling prices are not posted until after settlement).

    Of the 34 properties:  21 are single family homes, 11 condo/townhouse units, 1 duplex, and 1 vacant lot (although several of the homes are basically land value sales, too).

  • Preparing for Colder Weather

    Considering I was kayaking in the ocean LAST Sunday…it seems early to talk about preparing your shore home for winter.

    Yet, we know the colder temperatures will eventually arrive 🙁

    The most over-looked items?  Outside showers and faucets. Even with a frost-proof connection, the hose must be disconnected to prevent damage.  Winterize the outside water by early November to avoid a problem.

    Unless you completely drain the water inside the house (including toilets, dishwasher/washer lines, and the often forgotten ice maker line), the heat should be set between 55- 60 degrees.  Open cabinet doors under the sinks to allow the warm air to reach the pipes.

    A reliable “home watch” service provides peace of mind in the off season, too.  Please let me know if you need a recommendation.
