Because homes at the shore are situated close to one another, demolition has to be an exact science. The common practice is to create a “doll house” by tearing down from within…fascinating to watch.

My newest real estate gadget- a Flip video camera to post location shots on YouTube http://www.youtube.com/anndelaneybeach
With a clearning sky, I decided to experiment this morning. Thought a weekday would be best (fewer cars on the street)- however, I didn’t factor in the extra sound effects: lawn mowers, power washers, and construction noise! We are in the final count down to Memorial Day weekend, and there are workers all over the island completing their winter projects.
Will use the added music feature on the computer program before I post the finished product :)Â Â Â Â UPDATE: I posted 4 new videos (the neighborhoods of 3 sale properties and the 96th Street bridge going up…just for fun).Â
A positive sign for the local real estate market- the stats have remained consistent from month to month with the number of SOLD and SALE PENDING properties on the island.
In the past 30 days, 23 properties SOLD; and an additional 26 are Sale Pending with settlement scheduled in the near future. The SOLD properties ranged from an undersized vacant lot in Stone Harbor for $350,000, to a custom home in the beach block of Avalon for $5,150,000. The median selling price was $1,175,000.
15 sales were in Avalon; 8 in Stone Harbor.  12 were single family homes; 7 condo/townhouse units, 2 vacant lots, 1 duplex, 1 commercial property (Bud’s Market on 83rd and Third Avenue).
If you would like a detailed list of SOLD properties in your Avalon or Stone Harbor neighborhood, please let me know: ann@anndelaney.com
Well, technically I do.  Yet I know I’m really selling access to a unique and ever changing environment.
Every morning, I am genuinely in awe of my view as I walk over the beach path- what a great way to start the day!
There are plenty of options for a “beach house”- from a small condo or cottage, to a large, custom home. Realistic prices and low interest rates are great incentives, too!
If you know anyone looking for a beach house (to buy or rent), I appreciate the opportunity to help! ann@anndelaney.com

Avalon/ Stone Harbor: 17 properties SOLD during the past 30 days; with 28 SALE PENDING and scheduled for closing.
The SOLD properties ranged from $350,000 (an undersized lot in Stone Harbor) to $3,660,000 (a southend Avalon beach block custom home). The median selling price was $1,175,000. The majority of the sales were single family homes (8) , followed closely by condos/townhouse units (6). There were 2 vacant lots, and 1 duplex (on a large lot- so sold basically for land value).

NJ Real Estate Transactions Subject to Bulk Sales Notice RequirementsÂ
The New Jersey Division of Taxation has provided notice that real estate transactions in New Jersey are now subject to New Jersey’s Bulk Sales notice requirements if the property generates any income, which would include renting the property for any period of time. This does not apply to the sale of an owner-occupied single family home or a sale of real estate in the ordinary course of the seller’s business. Purchasers must notify the Division of Taxation at least 10 days prior to taking possession of the property. The Division will notify the purchaser within 10 days of receipt if it has a claim against the seller for taxes and the amount of the claim. If the purchaser fails to comply, then the purchaser will be personally liable for any tax owed by the seller to the state.
FYI- The New Jersey Association of Realtors is working with legislators to exempt single family homes and seasonal rental properties. In the meantime, buyers and sellers of rental real estate must comply with notice requirements (title companies and real estate agents have the forms).
Looking for new ways to promote our summer rental inventory. Â The 2010 rentals were off to a strong start in January and February, but we still have availability in all shapes and sizes.
I just posted a variety of listings on Twitter http://twitter.com/AnnDelaneyBeach   Want to be sure potential tenants know there is still time to plan a vacation at the Jersey Shore!
