  • Mother’s Day Weekend

    96thStreetDid you manage to visit your favorite food spots this weekend?  So many options…and so little time.

    We had breakfast at Uncle Bill’s in Stone Harbor on Friday.  Several feet of water from Sandy forced a complete renovation, and an empty adjacent store allowed for needed expansion.  Check out the restored wall paper discovered during the renovations (it’s in the background of a picture with the original “Uncle Bill” hanging nearby).  The furniture and decor are all new; yet traditionalists will be pleased to see the t-shirt uniforms remain the same 😉

    Kohler’s Bakery in Avalon yesterday- to buy my first cream donut of the season.  And sticky buns to take home. They will be open again for Memorial Day weekend; Father’s Day weekend; and full time in late June.  That’s good, because it allows me to burn off the calories in between!

    The last hurrah of the weekend may be Mack’s Pizza in Stone Harbor for my Mother’s Day dinner…followed by a LONG walk on the beach.

  • Beach Weather?

    Well…not ideal.  A few rays of sun (and rain drops) this morning on my walk before work.  The beach fill crew are working 24/7- actively rebuilding the south end Stone Harbor beach!

  • Stone Harbor Beachfill Update

    Good news: the dredge returned to the inlet this afternoon, and resumed active pumping.  I posted a few pictures tonight on Twitter.

    Because of time lost due to bad weather and rough seas, the project will extend into the early part of our season.  The dredging company will create beach access over the pipe and open beaches within a safe distance from the work area.

    A crew member said they will be working for several days in their current location – 123rd Street and south to the jetty – before moving north.

    The project runs 24 hours a day/ 7 days a week. We will see amazing progress in the next few weeks!

    35 are single family homes: median asking price of $1,549,000

    28 are condo/townhouse units: median asking price of $539,000

    2 are duplex properties: median asking price of $1,099,000

    1 is a vacant lot (2nd from beach): asking price of $2,250,000

    Final “sold”  prices are published after settlement.

  • Beach Fill, Stone Harbor

    The dredge was moved from the inlet, and the beach fill equipment has been idle for several days.  The clock is ticking and I know the dredging company and the Borough of Stone Harbor expect completion of the project by Memorial Day.   Unfortunately, weather and repairs can cause temporary delays.  Will continue to post updates…

    salesignThe sale market in Avalon and Stone Harbor continues at a steady pace.  21 properties sold/settled in past 30 days; with an additional 63 sale pending!

    The most recent asking price is noted next to the address above the picture.  The final selling price is listed in the left hand side column with the MLS number.  All settlements occurred within past month.

    The median selling price was $900,000.  The median list price of those sale pending is $925,000 (final selling prices published after closing).

    After months of dreary days, COLOR has returned to the island.  It looks amazing as you drive along Dune Drive and Second Avenue- green grass, spring flowers, and blooming trees.

  • Tuesday Beach Fill Update

    The dredge is in position, and workers are attaching the pipes that will eventually pump sand on the Stone Harbor beach.  It’s a fascinating process to watch- will post location updates once the active pumping begins.

  • Spring Sale Market

    salesignThe shore real estate market is VERY active- amazing to see the daily “Under Contract” postings in our Multiple Listing Service.

    During the past 30 days, 26 properties sold (settlement) in Avalon and Stone Harbor ; plus, an additional 55 properties are sale pending with settlements scheduled over the next few months.

    The median selling price was $847,500, with a low of $169,000 for a Beachcomber Condo/Motel; and a high of $2,400,000 for a newer bay front home on Yacht Club Drive (7th Street).

    Of those sale pending, the median list price is $1,090,000.  The low of $179,000 for another Beachcomber Condo/Motel; and a high of $3,950,000 for an oversized bay front “lot” at the end of Pelican Drive (plus the older structure sold “as is”).  Final selling prices are not published until after settlement.

    Property values are recovering- especially in prime locations. And the interest rates remain at an all time low.  All positive signs for a healthy real estate market on the island.
