    The piping plovers have it made:  their own private beach from 40th Street to 57th Street in Avalon.

    The designated area is along the dune line with posted signs- hopefully the birds understand and appreciate the effort  😉

  • Beachwalker Report

    The new sand pumped on to the Stone Harbor beaches is in good shape- even after the quick moving Nor’easter last Tuesday.

    In Avalon, the project is set to resume by early next week, adding new sand from 32nd Street and north to 9th Street.

  • February Spring!

    Another picture perfect day for a beach walk!  Check out the practical “parking lot” for bikes and strollers along the 44th Street dune path 🙂

    Starting to see “opening soon” signs on the doors of island businesses- that’s encouraging.

    In the meantime, Uncle Bill’s in Avalon is closed for a few weeks for renovations.  Will have to find another go to spot for Friday breakfast!

  • Island Walks

    I’ve always enjoyed walking- especially along the beach (year round).

    Since my back surgery in December, walking is now classified as “Doctor’s orders”!

    Thankfully, I live and work in a very walkable community.   I can choose between beach, boardwalk, downtown, or bay side locations…and stalk real estate at the same time 😉

    A busy start to 2017 for Avalon and Stone Harbor, NJ!

    A total of 34 properties SOLD (settlement) in the past 30 days, with an overall median selling price of $1,640,000.

    salesignThere were 8 condo/townhouse style sales, ranging from the 1st floor of a duplex over the 21st Street bridge for $425,000; to a 2200 square foot side by side style townhouse on 87th Street for $1,155,000.  The median selling price for all condo/townhouse units- $592,500.

    3 vacant lots sold (all previously had older structures on the site- torn down prior to selling).  2 bayfront lots- one on 7th Street (aka Yacht Club Drive) for $1,800,000, and one on Paradise Drive in Stone Harbor for $1,833,125.  An oversized beach block property (105′ X 110′) on the corner of 71st and Dune Drive sold for $3,000,000.

    23 single family properties sold ranging from an older Cape on 15th Street for $847,600; to an ocean front on 74th Street for $6,500,000.  The median selling price of all single family homes- $2,007,500.

    PLUS, and additional 56 properties are sale pending with settlements scheduled for the near future.  The median list price of those sale pending- $1,322,500 (final selling prices are posted after closing).

    Check out the engineering tripod on the beach at 32nd Street!

    And you may notice the vibration monitors (pictured below) placed in the dunes.  This technology addresses any concerns of potential structural damage of nearby homes from the movement of sand/heavy equipment.
