  • Avalon Beach Update

    Yesterday’s beach walk (in the mist) provided another opportunity to check on the condition of our north end beaches.  Overall, the sand added during the January beach fill is holding on.  There were crews actively working to complete the repairs on the dunes and beach entrances.

  • Spring Sale Market

    salesignThe shore real estate market is VERY active- amazing to see the daily “Under Contract” postings in our Multiple Listing Service.

    During the past 30 days, 26 properties sold (settlement) in Avalon and Stone Harbor ; plus, an additional 55 properties are sale pending with settlements scheduled over the next few months.

    The median selling price was $847,500, with a low of $169,000 for a Beachcomber Condo/Motel; and a high of $2,400,000 for a newer bay front home on Yacht Club Drive (7th Street).

    Of those sale pending, the median list price is $1,090,000.  The low of $179,000 for another Beachcomber Condo/Motel; and a high of $3,950,000 for an oversized bay front “lot” at the end of Pelican Drive (plus the older structure sold “as is”).  Final selling prices are not published until after settlement.

    Property values are recovering- especially in prime locations. And the interest rates remain at an all time low.  All positive signs for a healthy real estate market on the island.

     

  • Bridge to Sea Isle City

    2012-11-20_13-46-24_337  AVALON POLICE ADVISORY:  WORK ON ROAD TO TOWNSEND’S INLET BRIDGE

     

    (Avalon, NJ)—The County of Cape May’s construction of a temporary road that will service the Avalon portion of Ocean Drive leading to the Townsend’s Inlet Bridge will begin on Monday, April 15th.  The county anticipates the construction of the temporary road will conclude on or about Friday, April 26th.

     

    Avalon Police Chief William McCormick attended a meeting on Friday, April 12th that provided details of the project.  Chief McCormick advises residents and visitors that both pedestrians and individuals on bicycles will be prohibited from the work area for safety reasons due to heavy trucks and equipment.  The hours of construction on some days may begin as early as 6:00am and end at 6pm, or later, if required.

    In addition to the detailed beach info and schedule of events, there is a page promoting the new 7 Mile Jitney Service.  Shuttles will begin their loop between Avalon and Stone Harbor on Memorial Day weekend.

  • Easter Service

    88thStreetThe prettiest church on the island (for the view!)

    An Easter Sunrise Service will take place at the 88th Street beach pavilion tomorrow morning at 6:30am.

    The churches of Avalon and Stone Harbor participate in this multi-denomination service.

  • More FEMA info

    The Department of Environmental Protection (DEP) has filed documents to make the proposed (and then mandated by Governor Christie in January) flood elevations permanent.  Read the full article HERE  from the Press of Atlantic City.  An interesting statement in the article:  The order also allows “wet flood proofing”, which is for buildings that will structurally withstand flooding, but cannot be raised, such as high rises and row homes in highly urbanized areas.   

    From talking to local officials, the enforcement of the higher elevations is not a surprise.  Shore towns expect to adopt the elevation codes, yet will continue to negotiate the wide spread V-Zone classification.

    You can enter the address of your shore house on the interactive FEMA web site to view the required base flood elevation.  This information is important for property owners planning to either build new, or renovate more than 50% of the assessed value of the structure.  The Press article stated that the construction must be the base elevation, plus 1 foot per state law.

     

  • Recycling Made Easy

    recycleAs of April 1st, Avalon, Stone Harbor and surrounding communities will participate in “Single Stream Recycling“.

    This means that all acceptable recyclable items can be placed in ONE container.  Realistically, most shore homes will still need several recycling containers (especially rental properties) to accommodate the items.  Containers are limited to a maximum size of 32 gallons, and may not exceed 75 pounds.

    The list of permitted items has been expanded, too.  Please provide detailed instructions to your tenants/guests.

  • Causeway Avalon to Sea Isle City

    Article in The Press of Atlantic City yesterday detailed plans for the Townsends Inlet roadway damaged by Sandy:  Click Here to read article

    Good news:  the roadway will be temporary repaired and open by Memorial Day weekend.

    Bad news:  the long term plan to fortify the sea wall, replace the road, and restore the bridge will cost $13 million.

    Although the bridge was not compromised by the storm, it’s been in need of major repairs for years.  The paint job over the rust can only last so long!
