  • Bedding for Vacation Rentals

    Are you or your family members renting a shore house this summer?  Check with your rental agency to confirm tenant responsibilities for the bedding.

    Last summer, many owners expected tenants to bring their own pillows and blankets (along with the normal sheets and towels).

    For 2021, most of our owners are back to leaving pillows and bed quilts for tenant use.  However, there are still owners continuing with the Covid-19 protocols.

    Like everything else this year…it’s confusing!

  • Life as a Landlord

    I have handled Avalon and Stone Harbor vacation rentals for property owners my entire real estate career (40 years- yikes!)

    That experience has helped me personally as a landlord…I can totally relate to the highs and lows!

    On each visit to our condo, I systematically tackle tasks not addressed by change over cleaning.

    1) Oh great, a tenant put a frying pan back in the cabinet without cleaning off pieces of their omlet!  Frustrating because it’s gross, and also embarrassing if this happened several tenants back and subsequent tenants thought we were careless owners.

    2) Missing items.  It’s an ongoing mystery with the variety of household items that disappear; and inconvenient because we need to quickly replace before the next guest.

    3) Dishes and glassware.  I organize the cabinets and take note of what needs to be purchased.

    4) Sand removal.  Mattress pads, dining room chair cushions, and outdoor furniture…sand is everywhere!

    A few more cleaning suggestions by a fellow (and very hands on) rental property owner:

    Microwave for leftover Grandpop’s special marinara sauce.

    Freezer for frozen drips from grandchildren ice pops.

    Dishwasher with dirty dishes from last minute breakfast.

    Gas grill for baked on BBQ sauce.

    Gas grill for full tank.

    There are many more details, but the idea is to give the incoming family a clean and welcoming home for a relaxing vacation.

    Life as a landlord can be challenging.  Yet for now, the income justifies the hard work!

  • Construction Nearby?

    It’s a regular dilemma for our beach towns: the potential for annoyance to residents and visitors from construction projects.

    For 2021, I don’t think there’s a street on the island that doesn’t have at least one home under construction!

    Occasionally, a tenant will ask specifically about any nearby construction sites.  Yet we know that status can change overnight with a demo and new home started months after the lease is drawn.

    There are construction and noise regulations in place to limit the inconvenience, however I understand it’s not ideal (there’s a new home under construction directly next door, and an extensive renovation to the cottage behind our house).

    With a busy summer ahead, we will all need an extra dose of patience…and more walks on the beach 🙂

  • Rental Property Owners- preparing for 2021

    The 2021 summer rental calendar is starting weeks earlier than a typical season. And very likely, we will see the rentals extend through the fall.

    Owners are scheduling spring cleaning, power washing, landscape clean up, etc. to make sure everything is ready for the first guests.

    Thinking ahead: how will your property fare by mid-season?

    This is the year to make arrangements for extra cleaning and/or an in person visit by you or a family member to handle the items that aren’t included in standard change over cleanings:

    1) Ceiling fans

    2) Air conditioning registers

    3) Deck/porch furniture

    4) Trash cans (inside and outside containers)

    5) Wash small area rugs, and spot clean carpets

    6) Tidy the garage or beach item storage areas

  • 2021 Trends for Vacation Rental Properties

    Another busy summer of visitors arriving soon!

    1) With limitations and concerns about indoor dining, 2020 tenants prepared more meals at their rental homes.  The trend is likely to continue in 2021.  Inventory your kitchen with this in mind and replace well used cookie sheets, frying pans, utensils, etc.  Make sure to run the oven’s cleaning cycle prior to your first guest.

    2) Gas grills have always been popular.  Check on the condition of the grates, and grill tools.

    3) Some owners are creating “work/learn from home” space in their properties.  Adding a simple desk (by wall outlets of course) is a practical and appreciated update.

    4) We expect another extended rental season.  Realistically, the change over cleaning crews have limited time, so it’s helpful if owners plan one or two in person visits during the summer.  Check the ceiling fans and HVAC return vents for dust, clean the outdoor shower, and organize/clean the deck furniture.  If distance makes this impractical , work with your cleaner to tackle a few add on tasks throughout the summer months.

    5) Speaking of deck furniture-the value of outdoor living space has never been greater! Look at your pieces objectively for comfort, cleanliness and function.

    Planning for summer is a wonderful distraction from our snowy February!

  • Rental License, Avalon and Stone Harbor

    fireextingFor 2022 rental licenses in Avalon and Stone Harbor, NJ:

    The inspected and tagged fire extinguisher will no longer be permitted inside a cabinet.

    Make plans to mount the fire extinguisher in the kitchen in an open location in order to pass the inspection for the 2022 rental season.

    This new regulation should be posted on the 2021/2022 renewal paperwork.

    More specifics from the Borough of Avalon:

    The extinguisher must be labeled, charged and operable.

    • Extinguishers must be within 10 feet of the kitchen and located in the path of egress, or near the way out.

    • Units must be readily accessible and visible.

    • Extinguishers must be mounted using the manufacturer’s hanging bracket, so the operating instructions are clearly visible.

    • The extinguisher cannot weigh more than 10 pounds.

    • Extinguishers must be an approved type with a minimum rating of 2A-10B:C.

    • Upon inspection of the home, the owner’s manual or written operational instructions must be provided and left for the new occupant.

    • The unit must be serviced and tagged by a certified Division of Fire Safety contractor within the past 12 months, or the homeowner must have a receipt for a recently purchased extinguisher.

    • When the unit is mounted, the top cannot be more than five feet above the floor.

     Whereas the extinguisher used to be allowed to exist under the sink, it now has to be visible. As such, we need to hang a fire extinguisher to pass the fire cert.
