    Beach Tags:

    Purchase seasonal tags for $23 each by May 31st.  Cost increases to $28 as of June 1st.  Tags are reciprocal between Avalon and Stone Harbor.

    Rental Property Owners:

    Confirm your spring cleaning, change over cleaning, lawn and pool maintenance, and weed control.  Take stock of amenities (kitchen supplies, bed covers, pillows, throw rugs, and deck furniture). All rental properties must be registered and pass an annual licensing inspection with the Borough.

    General Tips:

    Service your HVAC systems, vacuum return registers, clean ceiling fans, rinse out trash cans, wash deck furniture, clean the outside shower, buy new clothes pins for the line, clean the grill, and wash windows/screens.

    The warm weather inspires us all to get moving on our “to do” list!

    Yes,  although we LIVE (and work) in a resort town, I appreciate the opportunity to take a quick vacation break before the busy season.

    South Jersey Gas has announced a work schedule for locations in Stone Harbor NJ:

    Installation of 2” and 4” yellow plastic natural gas mains will take place along Berkley Road, Sunset Drive, Corinthian Drive, Sunrise Drive, Weber Court, 111th Avenue, 110th Avenue, 109th Avenue, 108th Avenue, 107th Avenue, 106th Avenue, 105th Avenue, 104th Avenue, 103rd Avenue, 102nd Avenue, 101st Avenue, 100th Avenue, 99th Avenue, and 98th Avenue. Work on Berkley Road, Sunset Drive, Corinthian Drive, Sunrise Drive, and 99th Avenue will be completed first, followed by the side streets.

    A busy start to 2017 for Avalon and Stone Harbor, NJ!

    A total of 34 properties SOLD (settlement) in the past 30 days, with an overall median selling price of $1,640,000.

    salesignThere were 8 condo/townhouse style sales, ranging from the 1st floor of a duplex over the 21st Street bridge for $425,000; to a 2200 square foot side by side style townhouse on 87th Street for $1,155,000.  The median selling price for all condo/townhouse units- $592,500.

    3 vacant lots sold (all previously had older structures on the site- torn down prior to selling).  2 bayfront lots- one on 7th Street (aka Yacht Club Drive) for $1,800,000, and one on Paradise Drive in Stone Harbor for $1,833,125.  An oversized beach block property (105′ X 110′) on the corner of 71st and Dune Drive sold for $3,000,000.

    23 single family properties sold ranging from an older Cape on 15th Street for $847,600; to an ocean front on 74th Street for $6,500,000.  The median selling price of all single family homes- $2,007,500.

    PLUS, and additional 56 properties are sale pending with settlements scheduled for the near future.  The median list price of those sale pending- $1,322,500 (final selling prices are posted after closing).

    I may have met some of you “back in the day”; either at the Avalon office of Diller & Fisher in the early 80s through mid-90s, or Avalon Real Estate in late 90s/ early 2000s.

  • Why So Many Demolitions?

    This is a question asked often by long time property owners.

    There are several answers:

    1) The owner of an existing modest home wants to expand, but encounters the reality of new flood elevation regulations and construction codes.

    2) A builder/developer purchases an older home in a prime location and pays a premium for the land.  The architect designs a home to take advantage of views and permitted square footage.

    3) The current structure is a non-confirming use- for example a duplex in a residential zone.  In order for the property owner to make any size changes (referred to as cubic content in the zoning laws), the building must convert to current zoning.  The owners have to weigh the costs of a substantial remodel (typically including lifting the structure to meet elevation codes) versus building new.
