  • Stone Harbor Tax Revaluation

    taxesStone Harbor property owners received a letter from VITAL Communications in the fall detailing the upcoming Borough wide revaluation.

    Representatives from the company will be inspecting properties starting this winter and through the early summer (based on permission for access).

    It’s in the owner’s best interest to allow the Vital Communications rep through the home so that accurate data can be posted.

    Once the revaluation is complete, the data will be processed by the Borough Tax Assessor’s office for the 2018/2019 tax year.

  • Market Stats

    salesignDuring the past 30 days, a total of 33 properties SOLD (settlement) in Avalon and Stone Harbor NJ.

    The overall median selling price was $999,000.

    Of those, 18 were residential homes, ranging from $616,250 for a renovated cottage on Bower Court in Stone Harbor, to $4,550,000 for a newer beach block home on 61st Street in Avalon.  The median selling price of all single family homes- $1,150,000.

    There were 12 condo/townhouse sales, ranging from $256,683 for a 1 bedroom motel/condo conversation at 79th and Dune Drive, to $1,293,000 for a 6 bedroom bay front townhouse style unit on Sunrise Drive in Avalon.  The median selling price for all condo/townhouse units- $862,250.

    2 multi-family properties sold.  $850,000 for a basic duplex in the 300 block of 95th Street, and $1,100,000 for am old seashore triplex on the 200 block of 88th Street in Stone Harbor.

    One sale was designated as a vacant lot- on the bay at 35th Street in Avalon.  90′ X 110′ lot with an existing older duplex on the site.  Purchased by a developer for $1,650,000.

    In addition, there are 57 properties sale pending, with closings scheduled in the near future.  The median listing price of the properties sale pending- $1,699,000 (final selling prices are posted after settlement).

  • Important info for bay front owners

    This subject came up yesterday while meeting with a bay front property owner.

    A re-post from June 2016. 

    I attended a seminar this morning with important information regarding bay front ownership.

    Some Riparian Grants issued between the late 1980s through the early 2000s have the following language:

    “This grant is made upon the condition and limitation that there shall be no further filling of the presently flowed tidelands.  If any filling does occur within the presently flowed tidelands herein granted, the title to the lands conveyed herein shall immediately and automatically revert to the ownership of the State of New Jersey, but without any diminution in the consideration paid upon the delivery of this instrument.”

    When a property owner installs a new bulkhead (which typically extends out 24″ from the existing bulkhead based on current zoning), the State defines the added 24″ as  “filling”.  And YES, even if the required DEP and/or CAFRA permits were obtained.

    The Department of Tidelands has a new regime, and this enforcement is viewed by attorneys and title company representatives as a method to generate revenue.  Frustrating to say the least!

    Bottom line: the State of New Jersey expects the land owner to “buy back” this filled area, even though a large sum of money was paid for the original Riparian Grant.  

    Unfortunately, the issue will not go away.  Even if a bay front owner has no plans to sell, their heirs will eventually face the problem.  And because the cost to resolve is based on the value of the land, it makes sense to remove the lien sooner rather than later.

    Practical steps if you own a property on the bay:

    1) Find your original title work (settlement papers).  If a Riparian Grant was issued on the property, it will be attached.

    2) Read the language in the grant- checking specially for the reverter clause referenced above (not necessarily in all grants).

    3) If the reverter clause is in the grant, and you have installed a new bulkhead that sits out beyond the original bulkhead, it’s important to move forward with a resolution.  A current survey will be needed to show the exact measurements of the new bulkhead, too.

    A local title company and land use attorney can help you apply for a Statement of Non-Interest or a Confirmatory Grant from the State of New Jersey.

    salesignAnother active month of sales in Avalon and Stone Harbor NJ!

    During the past 30 days, a total of 41 properties SOLD (settlement) with an overall median selling price of $1,440,000

    13 of the sales were for condo/townhouse style units, ranging from a 1st floor 3 bedroom condo over the 21st Street bridge for $400,000; to a newer bay front townhouse style (side by side) on 20th Street for $1,725,000.  The median selling price of all condo/townhouse units- $799,000

    27 of the sales were for single family homes, ranging from a small cottage on Linden Lane in Stone Harbor for $425,000; to a custom 3 level bay front home with a pool on Fifth Avenue in Avalon for $4,750,000.  The median selling price of all single family homes- $1,612,500

    1 sale was posted as a multi-family (duplex) at 160- 84th Street, Stone Harbor. Purchased by a builder and torn down (land value sale) for $1,250,000

    In addition, there are 86 properties sale pending, with an overall median list price of $1,399,000 (final selling prices are posted after settlement).

  • Tax Evaluations

    Both Avalon and Stone Harbor have scheduled a tax re-evaluation for all properties within the municipality.

    Property owners will receive notice, and a request for inspection.  It’s always in your best interest for the tax assessor to see the interior so that you are credited with the correct amenities.

    Once the evaluations are complete, the tax rate will be adjusted accordingly.

    The communities are required to maintain tax assessments within a close percentage of fair market value.

  • Ready for Winter?

    Hard to imagine on a day like today…but it WILL eventually turn colder!

    Is your shore house prepared for winter?

    frozenpipesThe combination of cold temperatures and high winds causes exposed pipes to freeze.  Outside showers and non-frost proof hose nozzles must be shut off and drained.  Disconnect all hoses (water in the hose will expand and crack even the frost proof nozzle).

    If you leave your inside water on, set the heat between 55 and 60 degrees, and open the cabinet doors under all sinks to allow warm air to circulate around the pipes.

    Close the crawl space vents and access doors (re-open in the spring to allow air flow under the house).

    Purchase a “watchman” red light from the local hardware store (a thermostat connected to the light will indicate if the inside temperature falls below 45 degrees).  And, provide the police with your contact information.

    Or, hire someone to regularly inspect your property to make sure the heat is functioning.  Based on last winter…this is money well spent.

  • Fall Vacation

    Local residents understand and appreciate the perks of living “at the shore”.

    For those of us working in tourist related industries, the summer is also our busiest time of the year.

    The arrival of fall means it’s our turn for vacation!

    I work with 2 proud Canadians…so my husband and I are heading north to see what all of the fuss is about 😉

    Our travel is purposely planned to only miss one weekend of work (October 1st/2nd).  I will be back in the office  Saturday morning, October 8th (Columbus Day weekend).

    A total of 39 properties sold (settlement) in Avalon and Stone Harbor NJ.  With a median selling price for all categories of $1,200,000.

    As typical, the majority of sales were for single family homes.

    25 single family homes SOLD, ranging from $600,000 for a cottage on an undersized 55′ X 60′ lot on 33rd Street, Avalon; to $3,250,000 for a newer home with a pool at 11015 First Avenue, Stone Harbor on a 70′ X 100′ lot.  The overall median selling price for single family homes- $1,500,000

    13 condo/toownhouse style units SOLD, ranging from $295,000 for a 1 bedroom converted hotel/condo at 79th and Dune Drive, Avalon; to $1,320,000 for a multi-level side by side on the bay at 6640 Ocean Drive.  The overall median selling price for condo/townhosue units- $555,000

    1 vacant lot SOLD- 80′ X 100′ corner lot at 54th and Dune Drive, sold for $1,125,000.

    In addition, there are 115 properties sale pending, with settlements scheduled for the near future. The sale pending properties range from $385,000 for a condo at Golden Shores (80th and Second Avenue) to $7,999,000 for the property at the end of Fifth Avenue on an oversized lot.  The median asking price of those sale pending is $1,495,000 (final selling prices are posted after closing).
