Proceeds help maintain the 79 year old Stone Harbor landmark and summer retreat house for the Sister Servants of the Immaculate Heart of Mary.

A total of 39 properties sold (settlement) in Avalon and Stone Harbor NJ. Â With a median selling price for all categories of $1,200,000.
As typical, the majority of sales were for single family homes.
25 single family homes SOLD, ranging from $600,000 for a cottage on an undersized 55′ X 60′ lot on 33rd Street, Avalon; to $3,250,000 for a newer home with a pool at 11015 First Avenue, Stone Harbor on a 70′ X 100′ lot. Â The overall median selling price for single family homes- $1,500,000
13 condo/toownhouse style units SOLD, ranging from $295,000 for a 1 bedroom converted hotel/condo at 79th and Dune Drive, Avalon; to $1,320,000 for a multi-level side by side on the bay at 6640 Ocean Drive. Â The overall median selling price for condo/townhosue units- $555,000
1 vacant lot SOLD- 80′ X 100′ corner lot at 54th and Dune Drive, sold for $1,125,000.
In addition, there are 115 properties sale pending, with settlements scheduled for the near future. The sale pending properties range from $385,000 for a condo at Golden Shores (80th and Second Avenue) to $7,999,000 for the property at the end of Fifth Avenue on an oversized lot. Â The median asking price of those sale pending is $1,495,000 (final selling prices are posted after closing).

Due to beach erosion from winter storms, the Hobie Cat beach slips at the south end of Stone Harbor were not offered this summer.
Yet today I noticed the numbered markers, and a lone Hobie Cat in the 123rd Street parking lot.
I could not find updated information on the Borough of Stone Harbor web site, but will post when I know more.

Hobie Cats
Hobie Cats will be returning to Stone Harbor after council approved a modified number for their traditional beach site. Damage to the beaches due to winter storms had led the borough to eliminate the Hobie Cat beach locations this season.
Council member Mantura Gallagher reported that she had been working with a group of Hobie Cat enthusiasts to see if a reduced number might be able to gain approval.
Gallagher said the “Beach was beginning to naturally restore itself.†She and resident Jack Kelleher, an informal representative of a group of Hobie Cat owners, presented the case to the council for 30 spaces at their traditional south-end beach area.
Kelleher pledged that the owners would ensure their boats were off the beach if weather reports predicted an unusually high tide or approaching storm.
The boat owners also indicated that they realized the season would be shortened on the tail-end by the scheduled beach replenishment project beginning in October.
“We will have eight weeks with a chance to sail,†said Kelleher. Council gave him and fellow Hobie Cat owners those precious weeks.
An early morning high tide was my motivation for kayaking before work, plus I wanted to see the bayside docks decorated from last night’s boat parade.
The water was so calm- a perfect setting.
I stopped paddling for a minute near Shelter Haven basin to take a picture for my loyal Twitter followers 😉
However, before I removed my phone from the waterproof bag, several dolphins passed by!
I’ve heard about dolphins in the back bay, but never saw them first hand.
Great work out as I followed the dolphins south until they disappeared toward the bridge between Stone Harbor and North Wildwood.
If you receive this letter from South Jersey Gas or Precision Pipeline Solutions, it’s a legitimate request to update the gas meter.
Based on the “second notice” language on our letter, I obviously dismissed it as well.
The techs need to turn off the gas while they elevate the meter and add new pipes. Â Then the pilots inside are re-lit and checked (so access inside the house is necessary).
For many homes, this includes checking the gas stove, heater, dryer, hot water heater, and fireplace.
According to the tech who worked at our home, if owners don’t respond and make appointments, Pipeline Solutions was just granted approval to turn off the gas to complete the work, and then lock the meter until interior access is provided.
This will off course be a huge inconvenience for the next occupant (owner or tenant) because major appliances won’t function until the gas company returns!
If you have gas service at your Avalon or Stone Harbor property , it’s worthwhile to call the gas company to confirm this update.
