    Two more weekends (three if you’re REALLY a procrastinator!) to enjoy the perks of shopping locally.

    So many reasons (besides avoiding the crowds at the mall!):

    Quality merchandise on sale.  Personalized service.   Boxes and/or wrapping at many shops.  Avalon and Stone Harbor logo items.  Summer themed options (like beach chairs/towels, salt water taffy, holiday beach tags). Unique gifts, including handmade crafts/art.  And did I mention the sales??

    And then finish the day with a dinner break at one of the popular restaurants or bars.

  • Stone Harbor 96th Street Bridge Update

    The 96th Street bridge is scheduled to temporarily re-open by Wednesday, and will remain open through the Thanksgiving weekend.  Great news for the merchants, and of course the annual Christmas parade on Saturday night.

    I understand that the bridge will close again next week, with an unknown completion date for the structural repairs.

    * 11/26/16  Bridge has been open since Tuesday night, and may be able to remain open during the repairs.  Cars only- large trucks must still use Avalon Boulevard.

    salesignAnother active month of sales in Avalon and Stone Harbor NJ!

    During the past 30 days, a total of 41 properties SOLD (settlement) with an overall median selling price of $1,440,000

    13 of the sales were for condo/townhouse style units, ranging from a 1st floor 3 bedroom condo over the 21st Street bridge for $400,000; to a newer bay front townhouse style (side by side) on 20th Street for $1,725,000.  The median selling price of all condo/townhouse units- $799,000

    27 of the sales were for single family homes, ranging from a small cottage on Linden Lane in Stone Harbor for $425,000; to a custom 3 level bay front home with a pool on Fifth Avenue in Avalon for $4,750,000.  The median selling price of all single family homes- $1,612,500

    1 sale was posted as a multi-family (duplex) at 160- 84th Street, Stone Harbor. Purchased by a builder and torn down (land value sale) for $1,250,000

    In addition, there are 86 properties sale pending, with an overall median list price of $1,399,000 (final selling prices are posted after settlement).

  • Stone Harbor Bridge

    A structural crack was discovered late yesterday on the 96th Street draw bridge.  The bridge is closed until repairs made- likely after the weekend.

    Fortunately, the Ocean Drive bridge via North Wildwood Boulevard is no longer charging tolls (closed for the winter).

    UPDATE 11/1/16- the repairs are expected to take at least 1 week.

  • Tax Evaluations

    Both Avalon and Stone Harbor have scheduled a tax re-evaluation for all properties within the municipality.

    Property owners will receive notice, and a request for inspection.  It’s always in your best interest for the tax assessor to see the interior so that you are credited with the correct amenities.

    Once the evaluations are complete, the tax rate will be adjusted accordingly.

    The communities are required to maintain tax assessments within a close percentage of fair market value.

  • Surf with the Sisters!

    The 21st Annual Nuns’ Beach Surf Invitational is Saturday, September 17th.

    Proceeds help maintain the 79 year old Stone Harbor landmark and summer retreat house for the Sister Servants of the Immaculate Heart of Mary.

    Stop by to watch the surfing contest.  The lovely Sisters will be on hand selling coffee, donuts, and of course, the popular “Nuns’ Beach” apparel!

  • Booming Sale Market!

    salesignOptimism has returned to the shore real estate market.  Amazing stats for the past month!

    A total of 39 properties sold (settlement) in Avalon and Stone Harbor NJ.  With a median selling price for all categories of $1,200,000.

    As typical, the majority of sales were for single family homes.

    25 single family homes SOLD, ranging from $600,000 for a cottage on an undersized 55′ X 60′ lot on 33rd Street, Avalon; to $3,250,000 for a newer home with a pool at 11015 First Avenue, Stone Harbor on a 70′ X 100′ lot.  The overall median selling price for single family homes- $1,500,000

    13 condo/toownhouse style units SOLD, ranging from $295,000 for a 1 bedroom converted hotel/condo at 79th and Dune Drive, Avalon; to $1,320,000 for a multi-level side by side on the bay at 6640 Ocean Drive.  The overall median selling price for condo/townhosue units- $555,000

    1 vacant lot SOLD- 80′ X 100′ corner lot at 54th and Dune Drive, sold for $1,125,000.

    In addition, there are 115 properties sale pending, with settlements scheduled for the near future. The sale pending properties range from $385,000 for a condo at Golden Shores (80th and Second Avenue) to $7,999,000 for the property at the end of Fifth Avenue on an oversized lot.  The median asking price of those sale pending is $1,495,000 (final selling prices are posted after closing).
