  • Winter Wildlife

    My reward for bundling up and walking along the beach every day?  Winter wildlife!

    I regularly see peregrine falcons and oystercatchers; and occasionally a snowy owl or bald eagle.

    With only the diehard surfers sharing the space, the dolphins glide by close to shore and ride the waves.

    I have walked by -but not too close!- to sunbathing seals.

    And on Saturday morning, I watched 2 whales slowly breaching above the calm water.  Amazing!

    salesignIn the month of November, a total of 26 properties sold (settlement) in Avalon and Stone Harbor, NJ.

    The  overall median selling price- $1,224,500.

    10 condo/townhouse units sold, ranging in price from $502,000 for a 2 bedroom condo on the corner of 21st Street and Avalon Avenue; to $1,095,000 for a 5 bedroom townhouse style unit on 68th and Ocean Drive.  The median selling price for all condo/townhouse units- $680,000.

    16 single family homes sold, ranging in price from $875,000 for a basic 1980s rancher on the 100 block of 14th Street; to $4,150,000 for a custom built bay front home on Pelican Drive.  The median selling price for all single family homes- $1,537,500.

    In addition, there are 59 properties sale pending, with settlements scheduled in the near future.  The median list price of all properties sale pending-  $1,475,000 (final selling prices are published after settlement).

    Just the facts: summary of what has sold (settled) in Avalon and Stone Harbor during the past 30 days:

    19 residential properties sold, ranging in price from $899,000 for a 1.5 story home on the 200 block of 15th Street; to $4,350,000 for a custom bay front home on Pelican Drive built in 2004.  The median selling price for all single family homes: $1,775,000

    13 condo/townhouse style units sold, ranging in price from $351,000 for the 1st floor of a duplex over the 21st Street bridge; to $1,325,000 for a bay front side by side townhouse on Sunrise Drive in Avalon.  The median selling price for all condo/townhouse units: $655,000

  • Beach Report

    Late yesterday, I walked the beach in Avalon from my office (28th Street), north to the jetty.

    I was pleasantly surprised by the lack of damage from last week’s storm (see the 2 pictures below).

    The sand added  during the recent replenishment (25th Street and north) provided a great buffer for the waves.  From 25th to 28th Streets, there are signs that the dunes were battered by the waves, yet the established dunes remain intact.

    In Stone Harbor, the beaches experienced some erosion in the areas from 106th to 111th Street , as well as in the very south end near the Catamaran beach.  The Borough is working on smoothing the paths to allow safe access down to the beach.

  • Ocean Waves

    The participants of the 19th Annual Nuns’ Beach Surf Contest are hoping for improvement. The first heat starts at 9am on Saturday: Villa Maria by the Sea, 111th Street, Stone Harbor.  The kind Sisters will be on hand selling coffee and Nuns’ Beach wear to the spectators.  Funds raised help maintain the landmark building and grounds.

    In the meantime, I’m taking advantage of the lack of waves by ocean kayaking!

    I see tons of dolphins when I walk the beach.  Yet, 3 times out kayaking…and not a dolphin to be found.  I guess they are waiting for the waves, too 😉

  • Beach Tags

    The ongoing debate: Should rental property owners provide beach tags for tenants?

    I have mixed feelings.

    We are year round residents (and tax payers) and purchase at least 6 seasonal tags each year for our family/guests.  And although most of my “beach time” is before and after official beach tag hours, I appreciate that the beaches are clean and guarded for everyone.  I view beach tags as a worthwhile investment to help fund beach maintenance.

    Tenants renting through our office ask if tags will be provided with the rental. Depending on their past experiences with other landlords, many tenants arrive expecting at least a few beach tags left at the property for their use.

    Property owners worry that they will have to track down the tag(s) that travel home with tenants by mistake.  It can be a scramble on the Saturday change over.  Tip: one rental owner pins seasonal tags to the beach chairs left for tenants’ use.  That’s a great way to avoid loss.  

    Bottom line?  Those of us who use the beach have a shared responsibility to help pay for the maintenance.  Yet tenants often expect that fee to be built into their rental, and appreciate the  added convenience of tags included.  As agents, we stress that if tags are provided, it’s a courtesy of the owner, and the exact number of tags can’t be guaranteed.
