  • How’s Business?

    It’s been an incredible 2015.  I am so grateful for the repeat customers, referrals, and new business this year.

    BaySo, what’s selling?

    An ocean front, 2 beach block properties, 2 bay front properties, several newer homes in various locations, townhouse style condos, and a few modest homes on prime lots.

    Selling prices range from the low $400,000’s to well over $3 million.

    My time in real estate continues to pass quickly.  I sold a bay front home to a couple in 1985; and was able to help with the sale again in 2015. A mere 30 years!

    Many of my sales are with long time customers.  I value the years of trust and friendship.

    A true summer “retreat”.

  • Mid-day Storm

    A wild storm rolled through Avalon and Stone Harbor this afternoon.  High winds toppled deck furniture and trash cans, and heavy rain caused street flooding.

    There were reports of a few lightning strikes – including an Avalon Beach Patrol boat!

    Temperatures dropped (thankfully!), the rain water drained quickly, and the sun has returned.  Should be a nice evening…

  • Avalon, Stone Harbor Market Update

    A bit late with the July 4th holiday!

    salesignSummary of settlements during the past 30 days:  a total of 32 properties SOLD, for an overall median selling price of $1,332,000.

    As typical, the majority of sales were in the residential (single family) category.  21 total, ranging in price from $699,500 for a basic cottage at 87th and Third Avenue; to $3,300,000 for a 73rd Street beach block home on an 80′ wide lot.  The median selling price - $1,492,500.

    There were 9 condominium/townhouse style units sold, ranging from $288,000 for a 1 bedroom condo/hotel on 79th Street; to $1,685,000 for a new bay front side by side with a private pool.  The median selling price- $635,000.

    Plus 1 commercial unit (a yoga studio on Third Avenue in Stone Harbor) sold for $162,500; and a bay front vacant lot on Fifth Avenue sold for $2,550,000.

    There are an additional 67 properties sale pending, with a median list price of $1,495,000 (final selling price reported after settlement).

  • Quiet Visitors

    We are accustomed to summer visitors driving flashy cars and wearing designer clothes.

    The nuns on retreat at Villa Maria by the Sea provide a welcome contrast…as do the many Amish families who return year after year.

    I took this picture Tuesday evening.  I didn’t want to be disrespectful, but it was such a beautiful image.

  • Traditions

    Re-posting a picture from 2012 of an annual July 4th tradition:

    The Stone Harbor life guards decorate their stands, and rally the crowd on their beach to sing the Star Spangled Banner.

    Because the 4th falls on a weekend this year,  I am limited to looking at pictures and videos on Twittter while at work!

  • May Market Update

    Phenomenal month for sales in Avalon and Stone Harbor, NJ!

    salesignA total of 56 properties SOLD in the past 30 days (settlement).  The overall median selling price – $1,085,000.

    The largest category:  34 single family homes.  Properties sold ranged from a tear down rancher on the corner of 38th and Ocean Drive for $665,000; to an oversized water front property at the end of Fifth Avenue with a well maintained home and pool for $4,500,000.  The median selling price of all single family homes- $1,615,000.

    17 condo/townhouse style units sold, ranging in price from $399,000 for a 2 bedroom unit at the Avalon Condominium; to $1,075,000 for a three level, 5 bedroom townhouse in the beach block.  The median selling price of all condo/townhouse units- $684,000.

    2 multi-family sales– a bayside duplex at 39th and Ocean Drive sold for $800,000; and a traditional duplex on 67th Street sold for $1,275,000 (a land value sale- structure already torn down).

    2 commercial sales- $165,000 for a nail salon space on Third Avenue in Stone Harbor; and $206,500 for a candy shop space at 33rd and Dune Drive in Avalon.

    1 under the vacant lot category (although MANY of the single family homes sold are for land value)- a property on Flamingo Drive sold for $2,550,000.

    There are an additional 63 properties sale pending- with a median listing price of $1,525,000.  Final selling prices are posted after settlement.

    SpringersFood is a popular topic of conversation at the shore.

    During the winter months, our options are limited.  So when we see “Opening Soon” signs pop up around town, we know summer is just around the corner.

    Like celebrities, many island food establishments are easily recognized by just one name: Springer’s, Kohler’s, Mack’s, Fred’s, Buccaneer, Conover’s, Nemo’s, Fuze, Sylvester’s, Quahogs, Tonio’s, Circle, etc.

    Thankfully, the longer days and improving weather allow for more opportunities to burn off the extra calories!
