Amazing sights yesterday of the snow and ice surrounding the island.
The highlights: seeing the ice in the waves off of the 8th Street jetty, the huge chunks of ice along the ocean’s edge, and the fresh snow on the beach paths.
A mild 27 degrees right now, with bright, warm sunshine 🙂
Starting today, pedestrian and vehicle access to Stone Harbor Point will be temporarily closed.
The Borough of Stone Harbor received a federal grant to restore wildlife habitat damaged during Sandy.
Construction vehicles will begin moving sand to build an elevated area for beach-nesting and migratory birds. Â The dune will also provide storm protection for the nearby residential area.

Both Avalon and Stone Harbor require fire safety inspections for every rental property, and prior to the transfer of ownership.
Common causes for inspection failure:
2) smoke or carbon monoxide detectors more that 10 years old (hardwired units MUST be replaced with new hardwired units)
3) non-functioning GFI receptacles within 6′ of sinks
4) propane gas grill on the deck
Better to trouble shoot prior to the inspection and avoid re-inspection fees.

Only rain so far in Avalon and Stone Harbor, NJ. Â Earlier, I checked out the inlet without getting completely drenched from the ocean spray (just a little salty!)

Twenty Five new Avalon, Stone Harbor property owners within the past 30 days.
As typical with our zoning, the majority of sales were single family homes. Â 14 total, ranging from $900,000 for a tear down on 105th Street backing up to Chelsea Place (park); to $7,000,000 (yes, that’s correct!) for an amazing custom built home on the ocean at 17th Street. Â The median selling price for all single family homes: Â $1,612,500.
There were 8 condo/townhouse style properties sold- ranging from $356,500 for a front unit in the 600 block of 21st Street; to $755,000 for a multi-level bay front Flagship Condominium on 81st Street. Â The median selling price for all condo/townhouse units-Â $650,000.
2 vacant lots sold- the 100 block of 30th Street for $930,000; and the 200 block of 61st Street for $1,250,000.
1 duplex property on the 500 block of 21st Street sold for $590,000.
Plus, an additional 51 properties are sale pending.  Off to a great start for our spring market!

This is a tough time of year. Â Many island business owners take a well deserved break, and others keep the lights on for the loyal year round patrons.
There are breakfast, lunch, and dinner options (not just Wawa!)
You can still buy a bottle of wine from Fred’s, or a trash can from Seashore Ace.
And, several gift/clothing shops offer weekend hours.

Sales (settlement) during the past 30 days:
19 single family homes, ranging from a cottage on Bower Court in Stone Harbor selling for $499,000; to a modern bay front home on Fourth Avenue in Avalon for $3,500,000. Â The median selling price for single family homes-Â $1,485,000.
8 condo/townhouse style units sold, with a median selling price of $712,500.
A total of 7 properties labeled as vacant land or multi-family sold (several had existing structures demolished shortly after closing), with a median land value selling price of $1,100,000.
In addition, there are 60 properties posted as Under Contract, with settlements scheduled for the near future.

I’m on a mission with my beach walks…to spot the snowy owl.
Ironically, today the owl was trumped by an eagle!
From a distance, I saw a huge bird land on the beach near a few seagulls. Â Too big for an osprey or a hawk. Â As I approached, he took flight.
A local fisherman recently told me about a bald eagle nesting on Ocean Drive between Stone Harbor and North Wildwood. Â The fisherman was just leaving the beach this morning and saw the eagle, too.
The bird took off and landed twice near the water’s edge. Â The black dot in the middle of my picture REALLY is an eagle!
