  • Remnants from Jonas

    Marsh grass, mulch, and muddy debris…Mother Nature’s gifts after the tide receded.

    If water entered your garage (see picture below with water line evident on foundation), it’s important to clean the surfaces (not just let it dry)- otherwise it will smell fishy when the weather warms!

    The snow and ice a few days prior created icebergs of lawn stones that were then carried by the tide throughout the streets.  The Borough is busy cleaning those streets now.

  • Perspective

    Yes, it was a terrible storm.  And many sections of town were hit especially hard from the extreme tides.

    YET…we live on an island.  And it’s not that uncommon for water to spend time beyond its typical borders.

    After all of the media attention, it’s important to know:

    1) Store owners are already on site cleaning up and putting everything back in order

    2) The water has drained – thanks to our sandy soil!

    3) Homes built within the last 30 years or so are elevated for this very reason

    4) The Boroughs of Avalon and Stone Harbor are committed to beach restoration, and will make the necessary repairs to allow safe access across the dune paths

    So please share the news that our beautiful little island is resilient and open for business!

  • Coastal Storm?

    Weather rumblings for a nasty weekend storm.  Hopefully by now, your shore house is prepared for the winter ahead.

    But just in case-

    Are the trash cans and your outdoor furniture stored or secured?

    Likewise for storm/screen doors, as well as the door for the outside shower.

    Heat set between 55 – 60 degrees?

    If you decide to ride down AFTER a snow storm, keep in mind the snow plows (well, Borough trash trucks with plows attached!) will clear the center of the street…creating a wall of snow in front of driveways.  Wear your boots and bring a snow shovel for access to your home.

  • Comcast office in Avalon

    At the end of January, the Comcast office in Avalon will close permanently.

    Property owners (and real estate agents!) will miss the convenience of an in town location to swap out or pick up equipment.

    The closest retail shop is now in Rio Grande (near the Shop Rite on Rio Grande Blvd/ Route 47).

    For summer home owners, it may be easier to go on line to order equipment- especially if you are setting up seasonal service.

  • Market Stats

    salesignDecember is typically a slower month for seashore real estate, yet a total of 20 properties SOLD (settlement).

    The majority of sales (13) were for residential homes, ranging from $975,000 for a 2 story home on 88th Street torn down immediately after closing, to $4,400,000 for a custom new construction on the beach block side of 68th and Dune Drive.  The median selling price for all single family homes- $1,891,250

    There were 4 condo/townhouse sales, ranging from a 1 bedroom unit at the Merrimac (80th and Dune Drive) for $324,000, to $1,400,000 for a bay front townhouse on 12th and Ocean Drive.  The median selling price for all condo/townhouse units- $615,000

    2 lots sold- a vacant parcel on the corner of 53rd and Dune Drive for $915,000; and a tear down cottage on the beach block of 84th Street (40′ lot) for $1,250,000.

    1 commercial unit sold- 21st and Dune Drive for $280,000.

    In addition, there are 52 properties sale pending, with a median list price of $1,395,000 (final selling prices are posted after settlement).

  • Signs of Winter

    Defined by the “signs” on businesses.

    Just this weekend, “Thanks for a Great Season” and “See you in the Spring” posted on the doors of Pudgie Pelican, the Concord Cafe, and Hoy’s 5 & 10.

    After tomorrow, we will see similar signs on a few more retail shops.

    Thankful for the hardy business owners who stay open year round!  We appreciate the challenge and make an effort to show our support.

    Registration at Avalon Community Hall, 30th and Avalon Avenue, Avalon NJ.

    Race/walk along the beach!

    Proceeds benefit the Live Like Lozier Memorial Foundation in memory of Craig K. Lozier.
