  • Beach Tags

    The ongoing debate: Should rental property owners provide beach tags for tenants?

    I have mixed feelings.

    We are year round residents (and tax payers) and purchase at least 6 seasonal tags each year for our family/guests.  And although most of my “beach time” is before and after official beach tag hours, I appreciate that the beaches are clean and guarded for everyone.  I view beach tags as a worthwhile investment to help fund beach maintenance.

    Tenants renting through our office ask if tags will be provided with the rental. Depending on their past experiences with other landlords, many tenants arrive expecting at least a few beach tags left at the property for their use.

    Property owners worry that they will have to track down the tag(s) that travel home with tenants by mistake.  It can be a scramble on the Saturday change over.  Tip: one rental owner pins seasonal tags to the beach chairs left for tenants’ use.  That’s a great way to avoid loss.  

    Bottom line?  Those of us who use the beach have a shared responsibility to help pay for the maintenance.  Yet tenants often expect that fee to be built into their rental, and appreciate the  added convenience of tags included.  As agents, we stress that if tags are provided, it’s a courtesy of the owner, and the exact number of tags can’t be guaranteed.

  • Cedar Island 5K Swim

    CedarIslandSwimIf you have access to the bay in Avalon today, cheer on the participants of the 5K swim around Cedar Island (yes, that’s the official name of the large marsh land between 7th and 20th Streets).

    The race starts at 2:45pm from the Avalon Yacht Club, heading south along the main channel, turning east along 20th Street, and then north along Ocean Drive back to the Yacht Club.

    A Tim Kerr Charities event:  http://timkerrcharities.org/2012/  –  a total of 150 swimmers in the water…plus volunteers on paddle boards, jet skies, and kayaks for support.

  • How’s Business?

    It’s been an incredible 2015.  I am so grateful for the repeat customers, referrals, and new business this year.

    An ocean front, 2 beach block properties, 2 bay front properties, several newer homes in various locations, townhouse style condos, and a few modest homes on prime lots.

    Selling prices range from the low $400,000’s to well over $3 million.

    My time in real estate continues to pass quickly.  I sold a bay front home to a couple in 1985; and was able to help with the sale again in 2015. A mere 30 years!

    Many of my sales are with long time customers.  I value the years of trust and friendship.

  • Mid-day Storm

    A wild storm rolled through Avalon and Stone Harbor this afternoon.  High winds toppled deck furniture and trash cans, and heavy rain caused street flooding.

    There were reports of a few lightning strikes – including an Avalon Beach Patrol boat!

    Temperatures dropped (thankfully!), the rain water drained quickly, and the sun has returned.  Should be a nice evening…

    After an unsettled weather day Wednesday, the sky cleared just in time for an evening walk.  Fun to watch the surfers off the 25th Street beach in Avalon.

  • Avalon, Stone Harbor Market Update

    A bit late with the July 4th holiday!

    salesignSummary of settlements during the past 30 days:  a total of 32 properties SOLD, for an overall median selling price of $1,332,000.

    As typical, the majority of sales were in the residential (single family) category.  21 total, ranging in price from $699,500 for a basic cottage at 87th and Third Avenue; to $3,300,000 for a 73rd Street beach block home on an 80′ wide lot.  The median selling price - $1,492,500.

    There were 9 condominium/townhouse style units sold, ranging from $288,000 for a 1 bedroom condo/hotel on 79th Street; to $1,685,000 for a new bay front side by side with a private pool.  The median selling price- $635,000.

    Plus 1 commercial unit (a yoga studio on Third Avenue in Stone Harbor) sold for $162,500; and a bay front vacant lot on Fifth Avenue sold for $2,550,000.

    There are an additional 67 properties sale pending, with a median list price of $1,495,000 (final selling price reported after settlement).

  • Brendan’s Fund

    brendanborekI am proud to support The Brendan Borek High Tides Memorial Fund: a grass roots organization helping Cape May County pediatric cancer patients and their families since 1992.

    So many opportunities to participate and contribute.  For the complete list of activities, visit the web site, or the office/store at 2170 Dune Drive, Avalon.

    The final surf memorial on August 1st will mark the 25th anniversary of the event.  Tickets for the Reunion Beef and Beer are available on a limited basis.

    Brendan’s legacy will live on through a partnership with CHOP (Children’s Hospital of Philadelphia).  The Brendan Borek Endowment Fund will continue to assist children and families in Cape May and Atlantic Counties.

  • Shore Weather

    The Avalon Beach Patrol made the decision to cancel the swim portion of today’s triathlon due to rough surf.

    Otherwise, reasonable weather for the participants in this morning’s event.

  • Islandman Triathlon Sat 6/27

    IslandmanTomorrow morning:  The 10th Annual Islandman Triathlon (a Tim Kerr Charities event).

    This is a closed course event for the safety of the participants (when you see how fast the bike riders pass, you will understand!)

    Road closures on Saturday, June 27th between 7:15am and 9:45am.
