Avalon Beach Fill- update
Posted today on the Borough of Avalon web site: Â Â http://avalonboro.net/avalon-council-to-consider-contract-award-for-spring-beach-fill/
Beaches from 8th through 26th Streets will receive approximately 700 cubic yards of sand. Â Project completion by July 4th weekend.

Market Stats, Avalon and Stone Harbor NJ
During the last 30 days, 23 properties sold (final settlement).
Of those SOLD, 8 were condo/townhouse units ranging in price from $460,000 for a 2 bedroom condo in The Avalon (7th Street); to $1,650,000 for new construction bay front side by side on the bay with a private pool. Â The median selling price of all condo/townhouse units: Â $765,750.The remaining 15 properties SOLD were single family homes ranging in price from $495,000 for an basic cottage over the 21st Street bridge; to $3,060,000 for a southend Avalon beach block home built in 2002. Â The median selling price of all single family homes:Â $1,750,000.
In addition, there are 86 properties sale pending, with settlements scheduled in the near future. Â The median list price of those sale pending:Â $1,411,500.

Bird Sanctuary and Armacost Park
For Avalon property owners with concerns about the restoration project at Armacost Park (71st to 74th Street between Dune and Ocean Drives), I suggest a walk around the perimeter, and along the designated paths at the Stone Harbor Bird Sanctuary (111th to 116th Street between Second and Third Avenues).
The Stone Harbor Bird Sanctuary remains an environmentally sound, and historic site. Â I believe the Borough of Avalon has a similar vision for Armacost Park.

Beach Update for Avalon, NJ
The northern end of our island has taken the brunt of several winter storms.
The Borough of Avalon is working to secure a contract for a beach replenishment project. Â The goal is for all beaches to be open and safe for public use.
Erosion of  sand has created a steep drop off on several north end paths.  Until repairs are made, beach access is closed between 10th and 17th Streets; and  23rd to 25th Streets.
That said, I am still walking the beach in that area (obviously easier at low tide). Â Â And I will provide updates once a beach fill project is scheduled.

Irish Roots
Happy St. Patrick’s Day! Â
 Belfast, Northern Ireland–  my husband was disappointed - Delaney’s restaurant didn’t sell logo t-shirts. The owner said that’s “an American thing”!On my father’s side: my grandmother was born in County Clare in the Republic of Ireland, and my grandfather grew up near Ballymena and the Antrim Coast in Northern Ireland. A real mixed marriage!
They met and married in Philadelphia, and vacationed in Stone Harbor each summer while raising 6 children.  In the 1950s, my grandparents built a year round home in Avalon. A family business brought the sons and daughters (some with spouses and young children) from Philadelphia to Avalon shortly thereafter.
After visiting the beautiful windswept coast of Northern Ireland, I can totally understand my grandfather’s love of the shore.  Sand in our shoes… and salt air in our lungs 😉

Shore Work Perks
I had to drop off documents to another real estate office, go to the bank, and check a house.  I just “happened” to have walking shoes in my car…allowing for a quick detour to the beach 😉
