    Two years.

    Two busy (and challenging) summers.

    A booming real estate market that we could not have imagined back in 2020.

    And now we are planning for the 2022 season.  Will it be more “normal”?  And how do we even define those expectations?

    My observations:

    1) Most rental property owners have reverted back to providing basic bedding (mattress pads, quilts, and pillows).  Tenants also appreciate when owners include a linen rental service as an amenity.

    2) With rental rate increases across the board, tenants have higher expectations.  Even basic cottage owners have to step up and evaluate the condition of kitchen supplies, furniture, etc.

    3) Clean, clean clean!  Properties that start off with a thorough spring cleaning (inside all cabinets, carpeting, bedding, windows/blinds, deck cushions, ceiling fans, return vents, etc.) are easier to maintain in season. When organizing the kitchen, toss those chipped coffee mugs, scratched frying pans, and rusty cookie sheets!

    4) Based on bookings, our summer season will once again begin well before Memorial Day weekend and extend through early fall.  That’s good news for local merchants and restaurant owners.

    5) Speaking of restaurants- there will be many changes and additions to the food scene.  Will post updates as places open.

  • New Year’s Eve in Avalon NJ

    Fireworks on Friday, December 31st at 5pm.

    Families are encouraged to access the beach at 30th and 32nd Street for best viewing (and safety).

    Events and entertainment prior to the fireworks- starting at 3:30pm at Surfside Park (30th Street and the boardwalk).

    Rain date,  Saturday evening, January 1st.

  • Shop Local

    PXL_20211128_214604191Several shop owners mentioned how pleased they were with the Thanksgiving weekend.

    Business was booming islandwide!

    The downtown streets are attractively decorated to boost your holiday mood.

    Several restaurants remain open (some for long weekends).

    And be sure to stroll around after 5pm to see the lights- it’s really beautiful!

    After you finish up your turkey dinner…it’s time for Christmas 😉

    The highlight of the weekend is the parade on Saturday night (starting at 6:30pm on 108th and Third Avenue, heading north to 96th Street).

    Stop by our Avalon office on Friday 11/26- we will be handing out t-shirts from the 2021 TK Charities events!

  • Visit from Elsa?

    Practical tips to avoid damage from the storm:

    1) High winds will relocate deck and patio furniture, as well as trash cans!  Close and tie shut umbrellas, secure deck furniture , and place cushions inside.

    2) Store bikes and beach chairs…and any other possible flying objects.

    3) Some streets on the island are slow to drain after heavy rain.  Thankfully, no tidal flooding is expected with this storm.  But as a precaution, vehicles are safer in a driveway or a parking lot rather than at the curb.  Check with a neighbor for their experience on a specific block.

  • TK Charities Event on Saturday

    Request from Midge Kerr (Race Coordinator):

    Sorry for the short notice, we have had some late openings for volunteers on our bike course for this Saturday’s upcoming charity event, Islandman and Islandkids Triathlons.

    We need to keep the cyclist safe while they are  riding their bikes and limit vehicle and pedestrian crossing in front of them until there is a gap and it is safe to allow them to cross.
    Time commitment is from 7:20- 9:45am and you are assigned a street somewhere along Avalon Avenue and First Avenue.
    Volunteers get a tee shirt to wear during the event, and a large heavy duty event beach tote bag!

    Bike Course Marshals can check in and get their race gear Friday from 5-7pm, inside Community Hall, 3001 Avalon Avenue.
    This way, race day Saturday, volunteers could go directly to their assigned streets and avoid all the athletes checking in at the hall.

    If that is not an option, volunteers can still come race day from 5:30-7am and check in at the volunteer table inside the hall.

    Bike course coverage is critical to the safety and success of our event in our community. Marshals must be at least 18 years of age.

  • Trash

    Proper disposal of trash and recycling is an ongoing challenge with the summer rental properties.

    Tenants produce a higher volume of trash and recycling than home owners (more take out, and beverages consumed!)

    And to add to the dilemma, Stone Harbor is unable to transition to the normal twice a week summer pick up schedule due to staff shortages.

    Solution?  Property owners need extra trash and recycling cans, and understand that there’s a cost to occasionally hire someone to haul away the excess.

    The cleaners are unable to take on this added task, and the incoming tenants need space for their trash/recycling.

    During a recent move, one of my sisters found so many great old photos from the dark ages (our childhood in the 1960s!)

    This one is appropriate for Father’s Day (3 daughters with one more yet to be born).  I’m the one in the middle with the goofy hat…oh wait…

    The real estate agent in me has to point out the background:  51st Street in Avalon NJ looking toward the bay- so few houses!
