  • January Will Always Be January

    frozenpipesYes, it’s been mild.  Yes, I’m happy for the reasonable gas bills.  Yes, it’s been great to occasionally wear fewer layers when walking along the beach.

    But, it’s January.  And cold temperatures are the norm.

    So why are property owners taken by surprise by winter?  Why is their heat turned off…or outside faucets still on?

    Hearing about damage from last week’s quick arctic blast.  The combination of freezing temperatures and wind caused exposed pipes to freeze, crack, and then leak while thawing.

  • Comcast office in Avalon

    At the end of January, the Comcast office in Avalon will close permanently.

    Property owners (and real estate agents!) will miss the convenience of an in town location to swap out or pick up equipment.

    The closest retail shop is now in Rio Grande (near the Shop Rite on Rio Grande Blvd/ Route 47).

    For summer home owners, it may be easier to go on line to order equipment- especially if you are setting up seasonal service.

  • Market Stats

    salesignDecember is typically a slower month for seashore real estate, yet a total of 20 properties SOLD (settlement).

    The majority of sales (13) were for residential homes, ranging from $975,000 for a 2 story home on 88th Street torn down immediately after closing, to $4,400,000 for a custom new construction on the beach block side of 68th and Dune Drive.  The median selling price for all single family homes- $1,891,250

    There were 4 condo/townhouse sales, ranging from a 1 bedroom unit at the Merrimac (80th and Dune Drive) for $324,000, to $1,400,000 for a bay front townhouse on 12th and Ocean Drive.  The median selling price for all condo/townhouse units- $615,000

    2 lots sold- a vacant parcel on the corner of 53rd and Dune Drive for $915,000; and a tear down cottage on the beach block of 84th Street (40′ lot) for $1,250,000.

    1 commercial unit sold- 21st and Dune Drive for $280,000.

    In addition, there are 52 properties sale pending, with a median list price of $1,395,000 (final selling prices are posted after settlement).

  • November Market Stats

    salesignIn the month of November, a total of 26 properties sold (settlement) in Avalon and Stone Harbor, NJ.

    The  overall median selling price- $1,224,500.

    10 condo/townhouse units sold, ranging in price from $502,000 for a 2 bedroom condo on the corner of 21st Street and Avalon Avenue; to $1,095,000 for a 5 bedroom townhouse style unit on 68th and Ocean Drive.  The median selling price for all condo/townhouse units- $680,000.

    16 single family homes sold, ranging in price from $875,000 for a basic 1980s rancher on the 100 block of 14th Street; to $4,150,000 for a custom built bay front home on Pelican Drive.  The median selling price for all single family homes- $1,537,500.

    In addition, there are 59 properties sale pending, with settlements scheduled in the near future.  The median list price of all properties sale pending-  $1,475,000 (final selling prices are published after settlement).

  • Rental Properties

    I have been taking advantage of the sunny fall days to update exterior and interior photos of rental listings using our new office camera.  Tenants booking online often ask for my opinion, so it’s important to regularly walk through the properties to view any updates and the condition.

    Whether a home is 3 years old or 30 years old, well maintained = clean carpets and furniture, newer mattresses and bed coverings, a functional kitchen, and comfortable deck furniture.

    Tenants do not want to see marked up walls, stains on the rugs, faded sofas, or a rusty gas grill.  And I would rather not use the word “tired” when describing a property to a potential tenant.

    I am happy to help with recommendations.

  • Warm to Cold

    Loving the warm November temperatures, but we all know it will EVENTUALLY turn cold.

    So repeating my check list to prepare your shore house for winter:

    1) close crawl space vents (to prevent cold air from circulating under the house and freezing the pipes)

    2) turn off and drain the outside shower and faucets

    3) remove hoses from the frost free faucets

    4) turn the heat on low if you are not completely winterizing the inside pipes

    5) open the cabinet doors under all sinks to allow warm air to flow around the pipes

    6) turn off the main water valve if possible to minimize damage in the event of a leak

    7) turn off the water valves to the washer

    8) unplug small appliances

    9) lock all windows and doors- and secure storm doors and outside shower doors so they don’t blow open in the wind

    If you are unable to check on your shore house on a regular basis, I recommend a winter watch service to provide peace of mind.  Happy to share contact info for reliable inspectors.

    P.S. Followed my own advice and crossed most of our “winter ready” chores off the list yesterday, including the least favorite job of closing the crawl space vents.  This involves me on a skateboard (we have a cement floor in the crawl) trying not to bang my head as I scoot around!

    19 residential properties sold, ranging in price from $899,000 for a 1.5 story home on the 200 block of 15th Street; to $4,350,000 for a custom bay front home on Pelican Drive built in 2004.  The median selling price for all single family homes: $1,775,000

    13 condo/townhouse style units sold, ranging in price from $351,000 for the 1st floor of a duplex over the 21st Street bridge; to $1,325,000 for a bay front side by side townhouse on Sunrise Drive in Avalon.  The median selling price for all condo/townhouse units: $655,000

    1 multi-family unit on 82nd and Second Avenue sold for land value (structure to be torn down): $900,000

    In addition, there are 63 properties sale pending with settlements scheduled in the near future. The median list price is $1,399,000 (final selling prices posted after settlement).
