  • Chill in the Air

    The first cold snap of the season is a reminder for all of us to:

    1) close crawl space vents (to prevent cold air from circulating under the house and freezing the pipes)

    2) turn off and drain the outside shower and faucets

    3) remove hoses from the frost free faucets

    4) turn the heat on low if you are not completely winterizing the inside pipes

    5) open the cabinet doors under all sinks to allow warm air to flow around the pipes

    6) turn off the main water valve if possible to minimize damage in the event of a leak

    7) turn off the water valves to the washer

    8) unplug small appliances

    9) lock all windows and doors- and secure storm doors and outside shower doors so they don’t blow open in the wind

    If you are unable to check on your shore house on a regular basis, I recommend a winter watch service to provide peace of mind.  Happy to provide contact info for reliable inspectors.

    While I hope he skips on by without a big fuss, it’s smart to be prepared for the heavy rain and windy conditions.

    By securing your outdoor furniture, grill, etc. you are not only avoiding damage to your property, but also your neighbors’ homes.

    Thankfully, we all have a few days notice to complete this important task.

    I know, it was JUST Labor Day weekend…yet we are already hearing from prospective tenants asking to reserve a property for next summer!

  • Ready for Fall?

    I wore a sweatshirt for my morning beach walk…it’s officially fall!

    So, it must be time for shore property owner reminders:

    1) Make sure all of your windows and doors are secured (locked).  This is more about weather than theft.  Wind can rattle a sliding glass door or casement window open, causing damage to the property.

    2) Disconnect the outside hose from the faucet, and schedule the outside shower to be winterized.

    3) Rinse the salt water off the beach chairs before storing for the season (but leave a few close at hand for that one last beach day!)

    4)  Prepare your deck furniture, grill, and trash containers for a potential fall storm (I prefer NOT to use the word hurricane).  Remove the umbrella, and turn small tables upside down (and chairs if they can blow around).  Put trash cans in the outside shower.

    And then enjoy the fall views unique to our island!

  • How’s Business?

    It’s been an incredible 2015.  I am so grateful for the repeat customers, referrals, and new business this year.

    An ocean front, 2 beach block properties, 2 bay front properties, several newer homes in various locations, townhouse style condos, and a few modest homes on prime lots.

    Selling prices range from the low $400,000’s to well over $3 million.

    My time in real estate continues to pass quickly.  I sold a bay front home to a couple in 1985; and was able to help with the sale again in 2015. A mere 30 years!

    Many of my sales are with long time customers.  I value the years of trust and friendship.

    A bit late with the July 4th holiday!

    salesignSummary of settlements during the past 30 days:  a total of 32 properties SOLD, for an overall median selling price of $1,332,000.

    As typical, the majority of sales were in the residential (single family) category.  21 total, ranging in price from $699,500 for a basic cottage at 87th and Third Avenue; to $3,300,000 for a 73rd Street beach block home on an 80′ wide lot.  The median selling price - $1,492,500.

    There were 9 condominium/townhouse style units sold, ranging from $288,000 for a 1 bedroom condo/hotel on 79th Street; to $1,685,000 for a new bay front side by side with a private pool.  The median selling price- $635,000.

    Plus 1 commercial unit (a yoga studio on Third Avenue in Stone Harbor) sold for $162,500; and a bay front vacant lot on Fifth Avenue sold for $2,550,000.

    There are an additional 67 properties sale pending, with a median list price of $1,495,000 (final selling price reported after settlement).

  • Vacation Homes

    I’m spoiled.

    Selling homes along the coast is different from real estate in a primary market.  This is fun purchase…a dream come true.  And I am lucky to share in the excitement and help with the process.

    I navigate the details (flood insurance, riparian rights, zoning issues, inspections, appraisals, lender requests, title work, elevation certificates, etc.) while the buyers make plans for future use.

    However, some sales are very emotional.

    Later today, I have settlement on a bay front home that I sold to the current owners in 1985. The sellers enjoyed 30 years of family use, but felt it was time to sell.  It’s a huge decision-often upsetting family and friends who have benefited from shore vacations!

    A hard day for the sellers, yet exciting for the young family purchasing the house and looking forward to life on the bay.

  • Keeping Cool

    Re-post from last summer- basic info still applies!

    Yesterday, there was water leaking into our office.  Hard wired smoke detectors in the path of the water shorted out, and blared off and on for several hours (fun on a Saturday change over day!)

    The cause?  The inside air conditioning component (the blower) for the condo above our office iced up and shut down (occupants complained earlier that the A/C stopped working).  When this happens, the ice has to melt (and drain somewhere) before the HVAC can be repaired.

    Unfortunately, we see this issue every summer (with refrigerators AND air conditioning units)- especially when the humidity is high.  A tenant/visitor arrives to a property, turns on the air, and cranks down the thermostat (believing that the house will cool faster if the thermostat is set at 65 rather than 72 degrees). Much to their frustration, the unit freezes up, and shuts down.

    Similar circumstances with refrigerators. The empty space is loaded with room temperature food.   The cool air escapes while the door is open.  And when it doesn’t seem cold enough a short time later, the tenant/visitor turns the dial all the way down.  Like the HVAC system, the appliance freezes up and shuts down.  Turning the dial back to a medium setting is the solution.
