This phrase may sound odd, yet it’s often true for residential real estate along the coast.
An older home may be well maintained and charming; but if it doesn’t suit the life style of today’s buyer, the building’s value is minimal.
Our other reality: building codes/elevation.
The federal government is phasing out the subsidies in the flood insurance program. Â Homes built prior to 1974 (before elevation codes enforced) are likely to sit lower than required, and if so, cost more to insure.
And if a buyer decides to take on a major renovation project, the municipality will require the home be brought up to code (including elevation). Â We are seeing several island properties getting a “lift” – an expensive option, but certainly far less than brand new construction.

The rising sun, a colorful sky, osprey, a few dolphins, a bright moon…oh, and the beach front homes!
During the last 30 days, 23 properties sold (final settlement).
Of those SOLD, 8 were condo/townhouse units ranging in price from $460,000 for a 2 bedroom condo in The Avalon (7th Street); to $1,650,000 for new construction bay front side by side on the bay with a private pool. Â The median selling price of all condo/townhouse units: Â $765,750.
The remaining 15 properties SOLD were single family homes ranging in price from $495,000 for an basic cottage over the 21st Street bridge; to $3,060,000 for a southend Avalon beach block home built in 2002. Â The median selling price of all single family homes:Â $1,750,000.
In addition, there are 86 properties sale pending, with settlements scheduled in the near future. Â The median list price of those sale pending:Â $1,411,500.

AÂ common question from prospective buyers: Â “What is the cost for flood insurance?”
The variables: Â elevation of the street and elevation of the structure (typically, the blocks closer to the beach have a higher elevation than those by the bay).
An elevation certificate is required for an insurance agent to quote a new policy. Â The certificate (prepared by a surveyor) will state the elevation at the curb and the lowest floor of the structure, as well as details regarding vents.
Homes built prior to 1974 were not subject to the elevation requirements of FEMA, and may sit lower than required by the current code. This translates to a higher rate for flood insurance.
Newer homes and those elevated (see recent blog post) benefit from a more favorable rate.
Construction code in Avalon and Stone Harbor: “If you improve or reconstruct for more than 50% of the value of your building, you must meet the construction requirements for a new building by elevating your structure so that the elevated floor is one foot above base flood elevation.”Â
The required elevation varies by location – blocks closer to the beach tend to haves a higher elevation than those near the bay.
An elevation certificate is required with a building permit.
Owners of non-conforming structures can weigh the pros/cons of the cost to elevate versus eventually tearing down and building new.
Just returned from a vacation on Kiawah Island, SC (near Charleston). Â Like so many Avalon and Stone Harbor visitors, we are repeat tenants. Â Returning to a familiar location is easy- you know the area and can immediate transition to “vacation mode”.
Renting in other beach communities provides an opportunity to experience the business from the other side of the counter…always a worthwhile perspective.
A few observations from this rental:
We selected a condo that had been recently renovated. Â Tenants are naturally drawn to newer amenities and furnishings.
I appreciated that the kitchen supplies were in good shape- no one wants to use a rusty cookie sheet or an old frying pan.
There was a detailed welcome book with local information and services. Â And, a laminated card under each TV remote with instructions, and the Wi-fi log in.
Only a few minor deficiencies: Â No coffee mugs (only the small coffee cups that come with a set of dishes); and no table lamps (over head lighting throughout)- which made reading at night difficult. Â Certainly nothing to ruin the week- but I did share my suggestions with the rental agency.
