I am reviewing the weekly mortgage rate sheets this morning- incredible!
For 30 year fixed rate loans less than $417,000, an interest rate of 3.875% is published by several major lenders. For “jumbo loans” (above $417,000), the 30 year fixed rates range from 4.25% to 4.5% (capped at $750,000). For higher mortgage amounts, adjustable rate loans in the 3.125% range are available.

 P.S. A sad loss for our island real estate community- Rick Ogen, a well respected, long time agent passed away yesterday. I admired Rick’s work ethic and professional approach to the business. He was an enthusiastic mentor to many. By example, Rick showed us what it meant to live a full life- that there can be room for music, family, and travel while balancing a successful career.  He will be missed…

Interesting to observe the changing profile of the beach- especially at the very south end of Stone Harbor.
Until recently, sand was covering a good portion of the rocks; creating an almost level surface.  Now, it takes more effort to maneuver around and down if I want to continue my walk along the point.
By the way, if you collect sea glass, I typically have good luck at either end of the island. Start at the 9th Street jetty in Avalon and walk along the north-end beaches; or take the path from the 123rd Street parking area in Stone Harbor and search south of the jetty.

This is NOT my favorite week. As a “self employed” person, I face the double whammy of taxes due on our 2011 return, as well as 1st quarter estimated payments. Ouch!
Yet, I always vow not to complain. If I am paying taxes…it’s because I am making a good living. And that in turn allows me to live by the beach.
So I will write my checks, and then walk down to the ocean and admire the view 🙂

A busy holiday weekend + windy conditions = a feast for the local seagulls!
Unfortunately, there is trash blowing around our otherwise pristine streets today. Before leaving town, homeowners placed their trash and recycling containers by the curb for pick up; unaware that the high winds would send the cans…and the contents… rolling down the street.
There is a solution: The Borough of Avalon has a trash and recycling center open every day from 7am to 3pm at 15th Street and Dune Drive (the entrance to the Public Works yard).Â

Observations:Â
The decline in year round residents between 1980 and 1990; and again 2000 to 2010 is tied to the real estate boom in the middle of both decades. Year round residents were able to “cash out” and purchase homes off of the island for much less.Â
And, interesting to note that the population in Stone Harbor was greater than Avalon until the 1970s.  One reason could be that there were still large tracts of open land in Avalon. The bay front lagoon area (Pelican Drive, etc.) and the streets behind the high dunes weren’t developed until the 1960s and 70s.
