During the past 30 days, 26 properties in Avalonand Stone Harbor, NJ SOLD.  I have highlighted a few as an overview of current real estate values:

1) An updated 1st floor condo – one of 4 in a building located in the beach block of 21st Street in Avalon.  2 bedrooms, plus extra den. Sold for $515,000.

2) An attractive townhouse style unit in Cornell Harbor off of 8th Street in Avalon.  3 level inside unit with a garage, 2 bedrooms plus a den and loft.  Boat slip included.  Community has a bay side pool.  Sold for $700,000.

3) An old seashore home on 31st Street in Avalon on a 50′ lot.  Buyer will tear down the structure and build a new house to re-sell.  Sold for $720,333.

6) An unusual bay property with an old cottage on the front half, and an over the water boat house out back.  On 7th Street (Yacht Club Drive) in Avalon. Sold for $1,400,000.

7) An updated bay front house on 92nd Street- located on the Stone Harbor Yacht Club basin.  Sold for $1,555,000.

8 ) New construction on the west block of 24th Street in Avalon. 6 bedrooms and a pool.  Sold for $1,850,000.

9) A beach block upside down style with some updates and a pool.  Corner of 59th and Dune Drive.  Sold for $2,250,000.

10) A contemporary bay front home on the bulkhead side of Fifth Avenue in Avalon, with a large pool.  Sold for $2,500,000.

11) A custom built bay front home on 70th Street in Avalon.  Unique setting and a beautiful pool area.  Sold for $4,150,000.

The median price of all condo/townhouse units sold was $650,000.

The median price of all single family homes sold was $1,702,500.
