In the past 30 days, 21 properties SOLDÂ on the island.Â
16 single family homes SOLD, ranging in price from $650,000 (a “tear down” rancher on 20th Street) to $7,000,000 (a custom ocean front home on 33rd Street). 12 SOLD in Avalon; and 4 in Stone Harbor.  I removed the $7 million sale from the list before calculating the average selling price of $1,188,332.Â
4 townhouse style condos SOLD; 2 in Avalon, and 2 in Stone Harbor.  Selling price ranged from $725,000 to $805,000.
And one “vacant lot” sold on 66th Street for $1,125,000 (a home was demolished- land purchased by a builder).
There are an additional 37 properties Sale Pending, with final settlement in the near future.

The Marble House
There has always been at least one “you know that house” on the island - discussed at cocktail parties and pointed out to visitors. When I was young, it was Ed McMahon’s house on 18th Street. Then there was the elegant home at 40th and First Avenue (now being re-built). And of course, the modest homes in the high dunes were replaced with mini-mansions over the years.
In 1999, the “Marble House” became the most talked about home in town. It was for sale a few years back- without success. It’s on the market again for $7,500,000.
