  • 25th Year- Tim Kerr Island Run

    Didn’t hear a final head count- but estimating that there were over 1,000 participants in today’s race.

    P.S. Tim Kerr confirmed that there were over 1100 runners!

    I was breaking a sweat during the last 1/2 hour of registration…and that was inside the Community Hall 😉

  • Market Update- August

    We continue to see strong buyer activity for properties in Avalon and Stone Harbor, NJ:

    During the past 30 days, a total of 25 properties sold (settlement), with the median selling price of $797,000.

    salesignResidential (single family) homes make up the majority of the sales.  There were 13 homes sold, ranging from $640,000 for an older 1.5 story home on Harbor Avenue in Avalon with nice bay, wetlands views; to $3,750,000 for a new, 4,000+square foot custom home located on an oversized lot in Stone Harbor.  The median selling price was $1,795,000.

    9 condo/townhouse units sold, ranging from an efficiency unit at the Beachcomber Motel/Condo for $165,000; to a newer 2 level unit located above Complete Interiors on Dune Drive for $755,000.  The median selling price for condo/townhouse units was $587,500.

    2 multi-family properties in Stone Harbor sold, both for basically land value.  One on 100th Street for $750,000; and the other on the corner of 104th and Second Avenue for $1,100,000.

    1 vacant lot sold on 41st and Ocean Drive for $600,000 (although several of the residential sales were also technically “land value” sales).

    In addition, there are 86 properties sale pending, with settlements scheduled within the next few months.  The median list price for all properties sale pending is $1,092,000 (final selling prices not posted until after settlement).

  • FEMA Maps, update

    The revised maps for Cape May County are out and available to the municipalities for review.  Still waiting for the information to be available on the official web site: http://www.region2coastal.com/sandy/table

    So far, I see that they cleared some of the data- just waiting for the new information to be added.

    4pm update- the maps are available on line.  Enter your shore address in the box half way down on the page, click on “Get Details” to see the flood zone and proposed elevation requirements.

  • Before/After

    Over the last 2 years, our beaches took a beating from Irene, Sandy, and several Nor’easters.  Thankfully, Avalon and Stone Harbor were already in line for a beach replenishment project.   The June/July timing for Stone Harbor was challenging, however, the municipalities had no control over the schedule.

    Now that the projects are complete, I thought it would be helpful to remember the “before” so we can better appreciate the work involved to replace/repair our beaches. Dune grass planting to stabilize the dunes will take place in the fall.

  • Not Just a Tree

    TreeI’m so sad.

    While driving to work this morning, I saw a public works crew on the center island at 56th Street- with tree roots in a tractor.  I quickly turned around to ask what happened to “my tree”.

    I posted about this tree in the past:  A Special Tree   Planted in memory of my father over 20 years ago.

    Unfortunately, a woman ran into the tree yesterday afternoon, and her car landed upside down on Dune Drive.  The Borough worker said she was okay- and I said “maybe the tree somehow saved her”.  Then he suggested I plant a new tree.  Good idea…

    Cost:  $25 to register in advance; $30 on race day (for either the 7 mile run or 5K run/walk)

    Registration/packet pick up at the Avalon Community Hall : Saturday 8/31 between 3pm- 6pm; and 7am to 8:20am on Sunday morning.

    Sunday:  7 Mile Run begins at 8:30am;  5K run/walk starts at 8:45am
