Market History
I have been selling properties in Avalon and Stone Harbor for 30+ years, and can speak confidently regarding long term appreciation. Â After several years of a declining, Â then a leveling shore market, we are grateful for modest appreciation.
Three interesting examples of long term growth:
215 53rd Street, AvalonAn original “Golden Home” built in the 1960s. Â 60′ X 110′ lot.
The home had value for the earlier sales- now it’s all about the land value. Â Structure will be torn down to make way for a new single family home.
$915,000 October 2013, $855,000 January 2009, $750,000 January 2004, $131,000 December 1983, $85,000 April 1979.
25 East 17th Street, AvalonBeach block property. Â 50′ X 110′ lot. Â Street has under ground wiring (allows for a better view).
Seller purchased the property in September 1989 for $115,000. Â The existing raised rancher was torn down earlier this year and the seller built brand new.
The new home sold in October 2013 for $2,600,000.
316 92nd Street,Stone HarborBay front Cape style home situated on a 60′ X 90′ lot facing Snug Harbor. Extensively renovated.
Sold in September 2013 for $1,903,000.
Prior sales: $1,555,000 in March 2012, and $170,000 in October 1982.

Market Stats
The sale activity continues.  During the last 30 days, 44 properties SOLD (settlement).There are an additional 49 sale pending with settlement scheduled to occur in the near future.
The break down of those sold:
11 condominium/townhouse units, ranging from a 1 bedroom unit at Harbor Tower (on the bay at 96th Street) for $235,000; to $1,775,000 for a rare ocean front townhouse style unit on 92nd Street, Stone Harbor.  The median selling price was $720,000.
27 single family homes, ranging from a basic 2 story home on an undersized lot on 85th Street for $750,000; to $5,500,000 for an ocean front home (land value) on 64th Street, Avalon.  The median selling price was $1,151,000.
Plus: 3 commercial properties, 2 vacant lots, and 1 multi-family unit.  The overall median selling price (all categories) was $925,000.

UPDATE: Due to a rainy weather report, the Seafood Festival has been postponed to November 2nd/3rd.
The Annual Seafood Festival will take place on Saturday and Sunday (10/12- 10/13) – 30th Street and Avalon Avenue, Avalon.  For more details visit the special events page on the Avalon Chamber of Commerce web site.  Big screen TVs to watch the football games, too!
Another food option: the American Legion Post will be hosting their annual BBQ dinner- 4:30 to 7:30 pm on Saturday, 10/12. Â Tickets are $20 each. 117th Street and Second Avenue in Stone Harbor. Â Take out available, too.

There are a total of 79 properties sale pending (under contract) in Avalon and  Stone Harbor, NJ, with settlements scheduled in the near future.The properties range in price from $168,000 (an efficiency apartment on Third Avenue in Stone Harbor), to $6,995,000 (an ocean front tear down in the south end of Avalon). The median asking price is $1,085,000.
There are 46 properties sale pending in Avalon; 33 in Stone Harbor. Â Single family homes represent 47 of the 79 total, with a median list price of $1,595,000. Â There are 23 condo/townhouse units pending, with a median list price of $669,000. Â The remaining 9 are a mix of multi- family and vacant lots.

September Weather
An ocean breeze during this “heat wave”- keeping us comfortable at the beach!
I attended a low key ceremony yesterday in Stone Harbor – at the future 9/11 memorial site on 123rd Street. Â Like the memorial in Avalon, a piece of steel from the World Trade Center will be incorporated in a meaningful way.
