  • Summer Stats

    salesignSales at the Shore:  Since May 1st, 45 properties have SOLD (settlement) in Avalon  and Stone Harbor, with an additional 41 currently sale pending (settlement in the near future).

    Of those SOLD- 1 commercial property, 3 classified as vacant lots, 18 condo/townhouse units, and 23 residential properties.  The median selling price was $1,060,000, including a low of $145,000 for a Beachcomber condo (motel) to $5,150,000 for a southend Avalon custom beach block home.  11 were in Stone Harbor; 34 in Avalon.

    Of the condo/townhouse sales- the median selling price was $692,000.  10 were townhouse style (2 levels) and 8 were traditional condo style.  3 were in Stone Harbor and 15 in Avalon.

    The median asking price for the combined 41 “sale pending” properties is $1,099,000– in line with the median price of those recently settled.

  • Happy 4th!

    LifeguardStoneHarborKeep cool, drive carefully, and enjoy the fireworks tonight (in Avalon off 30th Street; in Stone Harbor off 81st Street).

    My “commute” took a few extra minutes this morning- the shore version of rush hour: church letting out, pedestrian traffic heading to Avalon Coffee, cars looking for parking near Uncle Bill’s, etc.   😉

  • Weekend Fireworks

    flagIf Sunday is a clear night, you will be able to see fireworks from almost every location on the island. 

    The Avalon celebration starts with a concert inside Community Hall at 6pm; and fireworks off the beach at 30th Street around 9pm.  Great viewing right on the beach a few blocks north or south of 30th Street.

    The 80th Street field in Stone Harbor will be active all day with family events.  Live music starts at dusk, and fire works off the beach around 9:30pm.  Bring beach chairs/blanket and secure your spot on the lawn early!

  • Spotted Around Town

    1) Yet another summer with what must be a factory shortage of beach cover ups. Forcing girls (young and old by the way) to walk around town and ride bikes in just their bathing suits. Very distracting to the men (again, young and old!)

    2) Saw the Princeton shuttle bus parked in front of Maris Stella Church on 50th Street in Avalon.  Okay, the driver was on his cell phone- but I thought it might be a smart business move after 5 o’clock mass!

    3)  Colorful pillows were added to a drab, Borough owned bench on Second Avenue in Stone Harbor.  Guessing the owner of the charming cottage on the corner is responsible.

    4)  The building renovations are almost complete on 82nd and Third Avenue for the new Henny’s Seafood Take-out.  Watching for the grand opening sign…

  • Progress Report- beach fill

    beachfillAvalon, NJ-  The beach fill project is progressing south.  Tractors are building dunes and spreading the newly pumped sand to create a wide beach.

    http://timkerrcharities.org/  Are you available Saturday morning, July 3rd between 7- 9?  Volunteers are needed at street ends (between 8th and 38th Streets) to prevent traffic from entering and/or crossing Avalon Avenue and First Avenue during the Islandman Triathlon.

    There will be over 400 participants in this sold out event: a 1/4 mile ocean swim; the 12 mile closed course bike race (when you see the speeds, you will understand the need for closed roadways!); and the 5K boardwalk/beach run.

    All volunteers receive a 2010 Islandman Triathlon t-shirt as a thank you 🙂

  • Pedestrian Law

    As of April 1st, 2010 the revised pedestrian safety law has been put into effect. New Jersey Statute 39:4-36 states: “The driver of a vehicle must stop and stay stopped for a pedestrian crossing the roadway within a marked crosswalk or within any unmarked crosswalk at an intersection.” It is important to note that this revised law requires drivers to stop and stay stopped for pedestrians until they have exited the crosswalk.

    New Jersey Statute 39:4-36 also states: “no pedestrian shall suddenly leave a curb or other place of safety and walk or run into the path of a vehicle which is so close that it is impossible for the driver to yield.”

    Confusion continues between pedestrians/drivers.  Please be careful!

    If you will be in town that weekend, please note that Avalon Avenue and First Avenue between 8th and 40th Streets will be CLOSED to all traffic from 7 am to 9am for the safety of the 400 participants.
