  • Avalon Beach Fill- update

    Beaches from 8th through 26th Streets will receive approximately 700 cubic yards of sand.  Project completion by July 4th weekend.

    The churches of Avalon and Stone Harbor participate in the annual Ecumenical Easter Sunrise Service.

    Sunday, 6:30am at the 88th Street pavilion, Stone Harbor.

    This year, the full moon will be setting as the sun is rising…a wonderful way to start the day.

  • Market Stats, Avalon and Stone Harbor NJ

    During the last 30 days, 23 properties sold (final settlement).

    salesignOf those SOLD, 8 were condo/townhouse units ranging in price from $460,000 for a 2 bedroom condo in The Avalon (7th Street); to $1,650,000 for new construction bay front side by side on the bay with a private pool.  The median selling price of all condo/townhouse units:  $765,750.

    The remaining 15 properties SOLD were single family homes ranging in price from $495,000 for an basic cottage over the 21st Street bridge; to $3,060,000 for a southend Avalon beach block home built in 2002.  The median selling price of all single family homes: $1,750,000.

    In addition, there are 86 properties sale pending, with settlements scheduled in the near future.  The median list price of those sale pending: $1,411,500.

  • Bird Sanctuary and Armacost Park

    For Avalon property owners with concerns about the restoration project at Armacost Park (71st to 74th Street between Dune and Ocean Drives), I suggest a walk around the perimeter, and along the designated paths at the Stone Harbor Bird Sanctuary  (111th to 116th Street between Second and Third Avenues).

    The Stone Harbor Bird Sanctuary remains an environmentally sound, and historic site.   I believe the Borough of Avalon has a similar vision for Armacost Park.

  • 8 Bridges = 1 Marathon

    Tomorrow, Sunday March 29th, is the 17th annual Ocean Drive Marathon.

    The race starts at 9am in Cape May.

    26.2 miles and 8 bridges later, participants cross the finish line in Sea Isle City.

    P.S. Road closures in Cape May and Wildwood, and north bound lane restrictions between North Wildwood through to Sea Isle City on Sunday morning. If you get stuck, at least get out of your car and cheer for the participants!

  • Beach Update for Avalon, NJ

    The northern end of our island has taken the brunt of several winter storms.

    The Borough of Avalon is working to secure a contract for a beach replenishment project.  The goal is for all beaches to be open and safe for public use.

    Erosion of  sand has created a steep drop off on several north end paths.  Until repairs are made, beach access is closed between 10th and 17th Streets; and  23rd to 25th Streets.

    That said, I am still walking the beach in that area (obviously easier at low tide).    And I will provide updates once a beach fill project is scheduled.

  • Crazy or Lucky?

    Occasionally, I meet someone who can’t understand how anyone could live on the island year round.  “Isn’t is desolate?” (Yes, at times).  “And how about the wind?”  (Our house does rattle a bit in the winter)  “Is anything open?” (We always have Wawa!).

    However...

    BeachViewI see a different view each and every day as I walk over the beach path.

    I have shared my beach walks with seals, snowy owls, and even a bald eagle.

    I have walked along a snow and ice covered beach.

    I feel the warmth of a rising sun reflecting off the ocean.

    I find beautiful sea glass at the water’s edge.

    I have quietly squealed when surrounded by dolphins while ocean kayaking.

    I have ducked from a great blue heron taking flight while kayaking in the bay.

    I am able to breathe in fresh salt air year round.

    I witness the seasonal change of colors of the marsh and dune grass.

    I watch the full moon rise gracefully over the horizon.

    I watch the colors of a setting sun fill the western sky.

    Yes, I’m grateful to live here 🙂
