    Walk the beach…admire the Stone Harbor Garden Club’s mini-park (122nd and Second Avenue)…and explore the paths down at the Point (the snowy owl is rumored to still be in residence).

  • Saturday Night at the Shore

    An almost full moon, and last day for beach vehicles on Stone Harbor Point (other beach areas open until March 31st).  We were able to watch the moon rise, the sun set, and even photograph a pair of skittish oystercatchers (versus seagulls that will practically allow you to trip over them).

    It was a beautiful night.  Oh, and I’m ignoring the weather forecast for snow 😉

    The crazy participants of the Stone Harbor Shiver lucked out.  A reasonable day…for March!   Click HERE for a link to the Facebook page for today’s events.

    My version of a polar plunge? Walking along the water’s edge at sunrise…bundled up and enjoying the views 😉

  • Selling Through the Snow

    salesignEven with challenging weather conditions, the Avalon/ Stone Harbor sale market continues to move at a steady pace!

    In the past 30 days, a total of 14 properties SOLD; with an overall median selling price of $956,250.

    Of those sold, 10 were single family homes- ranging from a small cottage on 22nd Street selling for $400,000; to an ocean front home on 120th Street selling for $4,116,667.  The median selling price was $1,595,500.

    There were 4 condo/townhouse units SOLD- ranging from an older side by side townhouse style on 8th Street selling for $500,000; to a brand new 3 level townhouse style side by side on 29th Street selling for $962,500.  The median selling price was $770,000.

    In addition, there are 46 properties sale pending (settlement scheduled within next few months).  The median list price for those sale pending is $1,297,000.

  • Good News

    I will ignore the crazy weather forecast, and focus instead on warmer days ahead.

    There is a sign in the window of the Concord Cafe in Avalon- Opening March 7th.   Marabella’s in Stone Harbor and Pudgie Pelican in Avalon are now open.  “Opening soon” signs appearing at other businesses as well.

    Next weekend is Daylight Savings (March 9th) – more light for walks after work.

    In the meantime, I will look forward to beach walks with fewer bulky layers 😉

  • Update on Island Owls

    Based on personal sightings, there are at least 2 Snowy owls on 7 Mile Beach.  One has taken up residence at Stone Harbor Point, and another spotted in the Avalon high dune area, (and flying down along the southend beach).

    Yesterday, we saw one at 83rd Street (perched on the fence post by the path).  This one looked smaller than others, so guessing it may be a third owl??

  • Year Round Businesses

    ReedsWhen a new business opens on the island, and boldly proclaims their plan to stay open year-round, the local residents shrug.  We have heard it many times before…only to see the “Closed” sign on the door by late October.

    Our pessimism is based on experience.  Yet, is that pessimism also contributing to the winter closure?

    Obviously it’s a supply/demand issue (especially with restaurants).  Cape May manages to reach beyond its town borders to attract patrons…shouldn’t Avalon and Stone Harbor be able to do the same?

    This subject is on my mind because of recent visits to The Reeds.  The owners are making an effort to attract the “winter crowd” with a reasonable bar menu and lunch specials.  Like Congress Hall in Cape May, they hope to become the town “living room” in the off season.

    So this is my low key plug for all of the island businesses that stay with us year round.  We will show our appreciation, and spread the word.
