Avalon and Stone Harbor require the registration of all rental properties (even if rented privately, or on a year round basis).
After the paperwork is submitted with the fee, the licensing department schedules an inspection.

For $21 per person, our island beaches are groomed daily, trash and recycling is picked up, and well trained lifeguards keep us safe. Plus, we are welcome to enjoy Avalon and Stone Harbor beaches with the same tag. A bargain.
The majority of my beach time is during non-tag hours: early morning and evening walks. Â And, as residents, we pay our fair share in property taxes. Â Yet, I understand the purpose of the revenue, and purchase a handful of tags each season for family and guests.

Walk the beach…admire the Stone Harbor Garden Club’s mini-park (122nd and Second Avenue)…and explore the paths down at the Point (the snowy owl is rumored to still be in residence).
An almost full moon, and last day for beach vehicles on Stone Harbor Point (other beach areas open until March 31st).  We were able to watch the moon rise, the sun set, and even photograph a pair of skittish oystercatchers (versus seagulls that will practically allow you to trip over them).
It was a beautiful night. Â Oh, and I’m ignoring the weather forecast for snow 😉

Even with challenging weather conditions, the Avalon/ Stone Harbor sale market continues to move at a steady pace!
In the past 30 days, a total of 14 properties SOLD; with an overall median selling price of $956,250.
Of those sold, 10 were single family homes- ranging from a small cottage on 22nd Street selling for $400,000; to an ocean front home on 120th Street selling for $4,116,667.  The median selling price was $1,595,500.
There were 4 condo/townhouse units SOLD- ranging from an older side by side townhouse style on 8th Street selling for $500,000; to a brand new 3 level townhouse style side by side on 29th Street selling for $962,500.  The median selling price was $770,000.
In addition, there are 46 properties sale pending (settlement scheduled within next few months).  The median list price for those sale pending is $1,297,000.

I will ignore the crazy weather forecast, and focus instead on warmer days ahead.
There is a sign in the window of the Concord Cafe in Avalon- Opening March 7th. Â Marabella’s in Stone Harbor and Pudgie Pelican in Avalon are now open. Â “Opening soon” signs appearing at other businesses as well.
Next weekend is Daylight Savings (March 9th) – more light for walks after work.
