  • Sunday Sights

    The sun has returned!  AND temperatures remain moderate.

    frozenpipesUnfortunately, this will be the day of discovery for broken water pipes.  Now that the streets/sidewalks have dried, standing water around a property will be more obvious.

    Two tips for seasonal property owners:

    1) Install a whole house water shut off valve.  It won’t prevent a freeze, but it will lessen damage from running water.

    2) Hire a winter watch service if you are unable to check your property on a regular basis.

    Overview of 2013

    salesignAvalon single family homes-  a total of 117 sold.

    Sold prices ranged from $439,000 to $6,000,000; with a median selling price of $1,350,000.  The median days on market- 176.

    Avalon townhouse/condo units- a total of 69 sold.

    Sold prices ranged from $155,000 to $1,525,000; with a median selling price of $632,500. The median days on market- 142.

     

    Stone Harbor single family homes- a total of 65 sold.

    Sold prices ranged from $535,000 to $3,800,000; with a median selling price of $1,640,000. The median days on market- 196.

    Stone Harbor townhouse/condo units- a total of 44 sold.

    Sold prices ranged from $155,000 to $1,775,000; with a median selling price of $550,000.  The median days on market- 199.

     

    Properties reported under the multi-family category are often purchased for eventual single family use.  There were a total of 12 multi-family sales in Avalon and Stone Harbor.  Sold prices ranged from $720,000 to $1,100,000.  The median sold price was $832,500; and median days on market- 277.

    The most impressive sight?  Huge ocean waves held up by the strong north wind.  The surfers were happy!

  • What’s Selling in Avalon, Stone Harbor NJ?

    salesignDuring the past 30 days, 23 properties sold (settlement).  The overall median selling price was $950,000.

    Breaking down the sales:

    12 single family homes, ranging from a well maintained rancher on 44th Street for $890,000, to an ocean front built in 1981 situated on a 75′ X 110′ lot on 94th Street for $3,600,000.  The median selling price for single family homes:  $1,531,250.

    There were 9 condo/townhouse units sold, ranging from a 1 bedroom condo on 99th Street for $259,000, to a new construction side by side on 29th Street for $950,000.  The median selling price for condo/townhouse units:  $629,000.

    1 commercial building on the bay at 98th Street sold for $790,000.  And a duplex on 100th Street sold for $800,000.

    In addition, there are 33 properties sale pending, with settlement scheduled for the near future.  The median list price of those pending: $1,399,000 (selling prices published after closing).

  • Dune Grass Planting

    I’ve written about my personal experience with dune grass planting as a child growing up on the island.  Needless to say, our finished product looked a bit different than the symmetrical rows pictured!

    The dune grass planting is the final phase of our recent beach/dune restoration project.

  • To The Beach!

    Hoping for a clear view of the NASA rocket launch tonight.  Follow  @NASA_Wallops  on Twitter for updates.  I will be live tweeting, too @anndelaneybeach

    Launch window:  7:30pm to 9:30pm.  Find an area with minimal artificial light (like the beach!) and look south.

    P.S.  We were joined by quite a few others at Stone Harbor Point- ideal location for an unobstructed view.   Launch was at 8:15pm, and we watched the rocket  appear from across the inlet, veer over the ocean for several minutes…before fading away.  Cool!   

  • Beach Parking

    The fishermen are out in full force at Stone Harbor Point…waiting for the striped bass to arrive.

    A nice distraction this morning- dolphins feeding just past the wave break. One of the fisherman said dolphins will scare away the stripers, but he was enjoying the rare November sight.

    Yes, we have fall colors at the beach.  The high dunes and lush beach paths in Avalon…and the Bird Sanctuary and the Point in Stone Harbor offer beautiful views this time of year.
