  • Avalon and Stone Harbor Sales

    Market Update: summary of past 30 days.

    salesignA total of 33 properties SOLD in Avalon and Stone Harbor.

    22 single family homes; ranging in price from $762,000 for a nice upside down style home just over the 21st Street bridge in Avalon; to $2,750,000 for a new 5 bedroom Stone Harbor home on a large lot with a private pool.  The median selling price for all single family homes: $1,762,500.

    7 condo/townhouse units; ranging in price from $250,000 for a 2 bedroom unit above an ice cream shop on Dune Drive in Avalon; to $1,060,000 for a renovated bay front townhouse style at Cornell Harbor in Avalon. The median selling price for all condo/townhouse units was $520,000.

    There were 3 vacant lots sold: Corner of 54th and Dune Drive for $950,000; 100 block of 110th Street for $1,400,000; and beach block of 66th Street for $2,450,000.

    One multi-family sale: an older side by side building in the 100 block of 83rd Street for $1,037,500 (both units).

    The overall median selling price (all categories) $1,363,000.

    In addition, there are 44 properties under contract, with settlements scheduled for the near future.  The median asking price for the pending sales is $1,412,500 (final selling price posted after closing).

  • Busy Week!

    Music, bike races, sand sculptures, a boat parade, and fireworks…oh my!

    Live entertainment Tuesday evening below the Stone Harbor Water Tower – 7pm.   Same night: Big Beach Movie (Monster’s University)- 8:45pm at 30th Street beach in Avalon.

    More live music on Thursday evening at Veterans Plaza, 21st Street circle- 7pm.

    Friday the 4th- a full day of events. In Avalon: 10th Street field for races at 9:30am; boat parade at 1pm (starts at Avalon Point Marina); music at the Community Hall (30th Street) starting a 6pm.  AND a huge fireworks display at 9pm.    In Stone Harbor:  9am sand sculpture contest at 80th Street and the beach; foot and bike races at the 80th Street field; live music starts at 6pm; AND another option for amazing fireworks at 9:30pm.

  • Peaceful Places

    Even during the busy summer season, it’s possible to find a quiet place on the island.

    The inlet section of Avalon (along the jetty, or closer to the bay). Stone Harbor Point.  Kayaking in the back bay (near the marsh where it’s too shallow for boats).  An early morning beach walk (although this morning, we had to share the shoreline with a few others!)  And, the sunrise surfers/paddle boarders don’t seem to mind the lack of waves…just hanging with the dolphins!

  • Busy Month of May

    salesignMarket Update

    A total of 45 properties sold (settlement) during the month of May in Avalon and Stone Harbor, NJ.  The overall median selling price was $999,000.

    By category:

    27 single family homes, ranging from $505,000 for a bungalow located over the 21st Street bridge; to $7,000,000 for a well maintained ocean front home on a 70′ x 110′ lot in the south end of Avalon.  The median selling price was $1,135,000.

    13 condominium/townhouse units, ranging from $252,000 for a 1 bedroom bay front unit located at 96th Street and Sunset Drive; to $1,325,000 for a bay front side by side townhouse style located over the 25th Street bridge.  The median selling price was $527,500.

    3 vacant lots, ranging from $1,750,000 for a lot on the beach block side of 38th and First Avenue; a south end beach block on 66th Street, and a bay front lot on Seagull Drive both sold for $2,450,000.

    2 multi-family homes, an older Cape style across the street from the bay on 99th and Sunset Drive for $925,000; and an older expanded Cape on the beach block corner of 35th and First Avenue (60′ X 110′ lot) for $1,700,000.

    While the condominium/townhouse sales are straightforward, the other 3 categories often cross over.  An older single family home may truly be a “land value” sale.  One of the reported vacant lot sales still has an older home on the site (to be torn down). This aspect of our market can be confusing for appraisers!

  • Opening Day!

    The Borough of Stone Harbor will officially “open” the beach later this afternoon.
