    I have been selling properties in Avalon and Stone Harbor for 30+ years, and can speak confidently regarding long term appreciation.  After several years of a declining,  then a leveling shore market, we are grateful for modest appreciation.

    Three interesting examples of long term growth:

    53rdStreet215 53rd Street, Avalon

    An original “Golden Home” built in the 1960s.  60′ X 110′ lot.

    The home had value for the earlier sales- now it’s all about the land value.  Structure will be torn down to make way for a new single family home.

    $915,000 October 2013, $855,000 January 2009, $750,000 January 2004, $131,000 December 1983, $85,000 April 1979.

     

     

    17thStreet25 East 17th Street, Avalon

    Beach block property.  50′ X 110′ lot.  Street has under ground wiring (allows for a better view).

    Seller purchased the property in September 1989 for $115,000.  The existing raised rancher was torn down earlier this year and the seller built brand new.

    The new home sold in October 2013 for $2,600,000.

     

     

    92ndStreet316 92nd Street,Stone Harbor

    Bay front Cape style home situated on a 60′ X 90′ lot facing Snug Harbor. Extensively renovated.

    Sold in September 2013 for $1,903,000.

    Prior sales: $1,555,000 in March 2012, and $170,000 in October 1982.

  • Market Stats

    salesignThe sale activity continues.  During the last 30 days, 44 properties SOLD (settlement).

    There are an additional 49 sale pending with settlement scheduled to occur in the near future.

    The break down of those sold:

    11 condominium/townhouse units,  ranging from a 1 bedroom unit at Harbor Tower (on the bay at 96th Street) for $235,000; to $1,775,000 for a rare ocean front townhouse style unit on 92nd Street, Stone Harbor.  The median selling price was $720,000.

    27 single family homes, ranging from a basic 2 story home on an undersized lot on 85th Street for $750,000; to $5,500,000 for an ocean front home (land value) on 64th Street, Avalon.  The median selling price was $1,151,000.

    Plus: 3 commercial properties, 2 vacant lots, and 1 multi-family unit.  The overall median selling price (all categories) was $925,000.

  • Seafood and BBQ

    UPDATE: Due to a rainy weather report, the Seafood Festival has been postponed to November 2nd/3rd.

    The Annual Seafood Festival will take place on Saturday and Sunday (10/12- 10/13) – 30th Street and Avalon Avenue, Avalon.  For more details visit the special events page on the Avalon Chamber of Commerce web site.  Big screen TVs to watch the football games, too!

    Another food option: the American Legion Post will be hosting their annual BBQ dinner- 4:30 to 7:30 pm on Saturday, 10/12.  Tickets are $20 each. 117th Street and Second Avenue in Stone Harbor.  Take out available, too.

     

     

  • What’s Selling?

    salesignThere are a total of 79 properties sale pending (under contract) in Avalon and  Stone Harbor, NJ, with settlements scheduled in the near future.

    The properties range in price from $168,000 (an efficiency apartment on Third Avenue in Stone Harbor), to $6,995,000 (an ocean front tear down in the south end of Avalon). The median asking price is $1,085,000.

    There are 46 properties sale pending in Avalon; 33 in Stone Harbor.  Single family homes represent 47 of the 79 total, with a median list price of $1,595,000.   There are 23 condo/townhouse units pending, with a median list price of $669,000.  The remaining 9 are a mix of multi- family and vacant lots.

    An active market!

    The Avalon Beach Patrol finished their season last Sunday.  The Stone Harbor Beach Patrol has limited coverage through this weekend.

    Use caution either way -the ocean is rough!

  • September Weather

    An ocean breeze during this “heat wave”- keeping us comfortable at the beach!

    I attended a low key ceremony yesterday in Stone Harbor – at the future 9/11 memorial site on 123rd Street.  Like the memorial in Avalon, a piece of steel from the World Trade Center will be incorporated in a meaningful way.

  • Nuns’ Beach Surf Contest / Fundraiser

    Join the friendly Sisters of the Immaculate Heart of Mary on Saturday, September 14th for the annual surf contest.  111th Street and the beach, 8am.

    There will be tents by the beach selling coffee and donuts… and of course the popular “Nuns’ Beach” wear.  The generous support from the community helps to maintain this beautiful Stone Harbor landmark.

  • Shore Hikes?

    Explore the other side of Stone Harbor Point.  The hike is “challenging”…but not for the typical reasons.

    First- only make this trek at low tide.  Do not wear flip flops. Wait for a breezy day or after the cool weather arrives.  Why?  Water, mud, and bugs respectively 😉

    Start at the street end off of Third Avenue at 122nd Street.  There is a path on the right hand side that crosses the marsh and then winds around to the left to the two bird look out platforms.  Then on to the clam shell driveway that leads to the beach or back to the 123rd Street parking lot.

  • Market Update- August

    We continue to see strong buyer activity for properties in Avalon and Stone Harbor, NJ:

    During the past 30 days, a total of 25 properties sold (settlement), with the median selling price of $797,000.

    salesignResidential (single family) homes make up the majority of the sales.  There were 13 homes sold, ranging from $640,000 for an older 1.5 story home on Harbor Avenue in Avalon with nice bay, wetlands views; to $3,750,000 for a new, 4,000+square foot custom home located on an oversized lot in Stone Harbor.  The median selling price was $1,795,000.

    9 condo/townhouse units sold, ranging from an efficiency unit at the Beachcomber Motel/Condo for $165,000; to a newer 2 level unit located above Complete Interiors on Dune Drive for $755,000.  The median selling price for condo/townhouse units was $587,500.

    2 multi-family properties in Stone Harbor sold, both for basically land value.  One on 100th Street for $750,000; and the other on the corner of 104th and Second Avenue for $1,100,000.

    1 vacant lot sold on 41st and Ocean Drive for $600,000 (although several of the residential sales were also technically “land value” sales).

    In addition, there are 86 properties sale pending, with settlements scheduled within the next few months.  The median list price for all properties sale pending is $1,092,000 (final selling prices not posted until after settlement).
