Beach Traffic

Time to look both ways as you walk onto the beach: permits for approved vehicles are now available in Avalon and Stone Harbor.

When you pay for the permit, the Borough will provide a list of the required safety items needed in the vehicle, as well as the specific access dates/hours.

While this permit is “technically” for fishing…I have heard there are residents who like to pick up sandwiches from Wawa and eat dinner with an ocean view 😉

Market Stats- wow!

“How’s the market?”  A common question.

For the past year, I have expressed cautious optimism…while knocking on wood!

Yet in the last month or so, I can back up my optimism with solid facts.  The shore market is VERY active.  Buyers are back.  More properties are posted Under Contract every day. 

As of today, there are a total of 79 properties under contract in Avalon and Stone Harbor, with a median list price of $1,200,000.

In the month of August, 31 properties sold (completed settlement), with a median selling price of $756,000.

Retiring the Beach Tags

Pinned a beach tag to a pair of shorts for a long walk on the beach today…the last time for the 2012 season.

Did you complete your summer “bucket list”? Is is weird that my list includes food? Mack’s Pizza, Springer’s Ice Cream, Kohler’s Bakery, Green Cuisine, Isabelle’s, Bradley’s…a few of our favorites- only open in season. The list also includes a family trip to the water park (otherwise, walks on the Wildwood boardwalk are an off season item), and watching the full moon rise while kayaking. √√

After Labor Day, we start on the next list, including bike rides along the Ocean City boardwalk and around Cape May Point.

September and October promise beautiful beach days, lower humidity, and cooler nights. It’s our reward for working hard all summer 🙂

TK Race

A tremendous turn out for the Tim Kerr 7 Mile and 5K races this morning!

I don’t have a final number yet, but based on the bib numbers at registration, well over 1,000 participated.

This event draws all ages ( I saw ages 7 to 77  in registration).  Entire families run together, as well a school cross country team.  It’s a terrific community race.

After that busy morning ;)  I hurried over to Kohler’s Bakery for a treat before starting my work day.

Tim Kerr Charities

The Island Kid’s Splash and Dash will be held this evening at 6:30pm (30th Street and the beach).

Sunday morning:

 Cheer on the participants in the annual Tim Kerr 7 Mile Run.  Registration begins at 7am in the Avalon Community Hall, and the race starts at 8:30am at 30th Street and Avalon Avenue.

Funds raised are distributed through Tim Kerr Charities to local organizations.

Sale Activity

While making appointments for this weekend, I was told that 2 of the 6 properties I wanted to show are under contract.

Our multiple listing service hot sheet provides proof of an improving market. There are several Avalon and Stone Harbor properties posted as under contract every day.  It’s exciting to see.

Realistically, we may not see values increase for some time. Buyers are taking advantage of “the bottom”- making decisions based on recent comparable sales. They are willing to pay current market value…but not an inflated price.
