Market Stats

Market stats for Avalon and Stone Harbor, NJ for the past 30 days.

A total of 22 properties SOLD (settlement).

Of those sold, 12 were single family homes, ranging in price from $375,000 for a basic cottage on Bower Court; to $3,255,000 for an ocean front home on 90th Street.

The median selling price for single family homes: $1,178,750.

9 condominium/townhouse units sold- ranging in price from $395,000 for a 3 bedroom condo on 16th Street; to $975,000 for new construction townhouse style on 68th Street.

The median selling price for condo/townhouse units: $705,000.

One sale was categorized as a vacant lot- there is a rancher on the 77th Street property, yet purchased by a builder for land value: $775,000.

In addition, there are 68 properties sale pending!  Most are scheduled to close at the end of our summer(and rental) season.

Brendan’s Fund

The annual events start this week:  tonight, crab cakes at Sylvester’s Fish Market; tomorrow night, Artist and Friends Art Show at the Avalon Yacht Club.  Wednesday, pizza at Circle Pizza; Thursday, pancakes at Fishin’ Pier Grill; Friday, Skate Jam at 29th Street park and movie night at the Community Hall.   And on Saturday, August 4th- the 22nd Annual Surf Memorial and Homecoming Party.

Monday, Monday

This was my early morning view.  Ahhhh…

Then, off to Comcast to exchange cable boxes likely zapped during yesterday’s lightning storm (I tweeted that the “high security” acrylic shield is down- you can actually talk to the helpful employees face to face!)

With those tenants happy- off to another house to check on an issue with Verizon- phone and Internet not working.  On hold for a LONG time, with the frustrating outcome of a service call scheduled for Friday.  Fortunately, tenants understand that there is nothing more we can do.

Back to the office to contact a handyman for minor repairs for 2 other properties. And, calling/e-mailing owners about issues brought to our attention by their tenants, and then working with the appropriate vendors to address.

In the meantime, our company rental program is down (computer guy working on it now).

I think I may need an afternoon ice cream cone 😉

Seashore Real Estate

A busy rental change-over day in Avalon and Stone Harbor.  Plus, many of us were out showing  sale properties between tenants.

Real estate agents, cleaning crews, appliance repair people, HVAC technicians, and rental supply companies…may be feeling a bit “crabby” right now.

I find a walk on the beach helps 🙂

Early Views

I walked earlier than usual this morning, and was rewarded with a beautiful sunrise.

Every few blocks, I passed someone at the water’s edge with a camera (or cell phone) capturing the bright pink sky reflecting off the ocean. I’m not the only early riser on the island!

The beach grooming tractors were starting their first row at the high tide line.  And, the Borough workers emptying  trash cans at the beach paths had a loyal flock of seagulls following behind hoping for scraps.

Such a nice way to start the day…

Last Minute Vacation?

A tenant mix up: they thought their rental started NEXT Saturday.  They had no idea of the mistake until we called them yesterday and again today wondering why they hadn’t checked in.

Back to Work

Yesterday was the last day of vacation for visiting family.  The early rain was a concern. Thankfully, the sun appeared in time for a quick walk along the beach (and the obligatory photo on the lifeguard stand).

The radar looked promising enough to continue with our plans for the water park and Wildwood boardwalk.  A few sprinkles while we took a lunch break, but otherwise, a decent day. 

Morey’s does such a great job with their water parks/piers.  Everything is clean and well organized.  All of the “kids”  had a blast.  Some of us are feeling our age today, though…  😉
