Moving sand to replenish the north end beaches in Avalon, NJ.  Pictures taken this morning- 14th Street looking south.
Although Avalon and Stone Harbor were in the path of a significant snow storm (well, enough for us to close the office yesterday…), the total accumulation was only about 4 inches.
People often ask about snow on the beach. Â Yes, it will cover the sand temporarily. But with the combination of tides, and salty air/sand- it doesn’t last long.
I took this picture yesterday afternoon, shortly after the storm ended:

I will ignore the crazy weather forecast, and focus instead on warmer days ahead.
There is a sign in the window of the Concord Cafe in Avalon- Opening March 7th. Â Marabella’s in Stone Harbor and Pudgie Pelican in Avalon are now open. Â “Opening soon” signs appearing at other businesses as well.
Next weekend is Daylight Savings (March 9th) – more light for walks after work.

While previewing a home today, and an agent commented on the “pink” counter tops. Obviously, she was too young to remember the popular decorating theme of the 80s and early 90s…especially homes at the shore.
This particular sale property was custom built in 1987, and in many ways, ahead of the curve with amenities. Â Unfortunately, it’s hard for today’s buyer to see past popcorn ceilings, shiny cabinetry, “mauve” bathroom fixtures, Â plush carpeting, wall paper, etc.
A seller may argue that the house is perfectly functional, yet a buyer will focus on the land value and likely see the home as a tear down.
Recently, a south end Avalon beach block home (built in 1996) was demolished shortly after settlement. Â Especially in locations with premium land values, the tear down option provides buyers the opportunity to build the beach house of their dreams!
Watched the sky colors change from bright pink…to gold…to a soft blue…all during a long morning beach walk.  Nice start to a busy work day!

Selling Through the Snow
In the past 30 days, a total of 14 properties SOLD; with an overall median selling price of $956,250.
Of those sold, 10 were single family homes- ranging from a small cottage on 22nd Street selling for $400,000; to an ocean front home on 120th Street selling for $4,116,667.  The median selling price was $1,595,500.
There were 4 condo/townhouse units SOLD- ranging from an older side by side townhouse style on 8th Street selling for $500,000; to a brand new 3 level townhouse style side by side on 29th Street selling for $962,500.  The median selling price was $770,000.
In addition, there are 46 properties sale pending (settlement scheduled within next few months).  The median list price for those sale pending is $1,297,000.
