Friday Adventures

Because we work weekends, Fridays are our opportunity to live as “tourists”.  In the fall, we enjoy the added advantage of fewer crowds and beautiful weather.

Yesterday, we rode the island on our bikes- with pit stops along the way (mostly to check out homes under construction…I’m never completely off duty!)  This is the view from the end of the 8th Street jetty.  A unique perspective of the north end beaches.

Another pit stop: lunch at the Windrift (pictured- our view from the outside bar).  A relaxing meal, sunshine, and a water view.  What’s not to like??

Back to reality and the office today 🙂

P.S. During our bike ride Friday, we saw participants of this event : NJ Run for the Fallen   (at the time, we didn’t know what we were watching).   We wondered when we saw 3 vehicles stop on Dune Drive around 55th Street; with the occupants wearing matching t-shirts.  I noticed a remembrance marker at that spot today.  Now I realize they were family /friends of that particular soldier.  Sad…

Construction Boom

September has always been a big month for demolition and construction starts. 

And based on the number of homes going down, the local contractors and suppliers should find steady work all winter. 

All good news for our local economy.

By the way, the Stone Harbor “house” pictured was purchased in the spring for $6,600,000!  Ocean front location, and an over-sized lot.

September Walks

Vibrant sunrise/sunset colors greet me on my morning and evening walks- the only benefit of shorter days.

Our fall colors include: goldenrod blooming along the beach paths, marsh grass fading from bright green to orange, and the leaves turning in the “forest” areas of the high dunes and bird sanctuary.

Shore Sales

Another settlement today…can you tell I’m smiling??

The Avalon and Stone Harbor market is following the national trend with sustained sale activity.

In the past  30 days, 40 properties  sold (final settlement), with a median selling price of $825,000.  AND, an additional 75 properties are under contract, with settlement scheduled to occur within the next few months.  The median list price of those sale pending is $1,150,000.

As a reality check, there are a total of 470 properties for sale (single family homes, condos, town homes, duplexes, etc.) on the island.  Buyers have choices and continue to be focused on value.

Welcome Fall 2012

Right on cue: a bright and chilly Sunday morning.

Planning ahead: The annual Avalon Chamber Seafood Festival will be held Columbus Day Weekend, October 6th and 7th.  Food, music, and vendors at 29th Street and Avalon Avenue.  That same weekend, participants of the Cape Express Soccer Tournament take over the fields in Avalon and Stone Harbor.  And on Saturday, October 6th, the Green Fair will take place inside the Avalon Community Hall from 10am to 3pm.

Still Summer

Summer of 2013

Just a few weeks past Labor Day…and we are already thinking about the summer of 2013!  

The Power Play Realty 2013 Rental Authorizations have been mailed, and we are actively updating our web site with confirmed rates and amenities.

The decision regarding rates depends on several factors:  repeat tenants, open rental weeks, and planned updates to the property.  A modest rate increase is reasonable if the rates have remained steady for several years and/or new amenities are planned.

Changing Weather

A stormy start for our Tuesday.  The winds are howling-  it sounds like winter…yet feels like summer!

And, the humidity is back- carried in on the strong sea breeze. 

The ocean swells in the inlet are impressive; causing the occasional wave to splash over the rock sea wall.

Beautiful September beach days are expected to return by later this week.
