Anyone who has worked with me to buy a property in Avalon or Stone Harbor knows that I can be a bit obsessive about flooding.
Unless you are here during a storm, it’s hard to picture roadways and yards covered with water. Like today, for example!
Fortunately, most of our flooding events occur in the off season. Yet, I always want buyers to be aware of the issue.  Â
That’s why driving around on a day like today is important (and frankly, fun). I see first hand which streets and locations are vulnerable to flooding.
Good news: the water is receding from the earlier high tide. A salt water rinse for our island!

Drove Third Avenue and Ocean Drive to work this morning, and the streets are wet from rain…but not salt water.
The only “extra” water I noticed was in the boat launch area of the Avalon Bay Park (55th Street). This is normal during exceptional tides and storms.
Will head back out at high tide for an update.
A light drizzle during my morning walk.  The colorful view was a nice distraction!  Sounds like we will have to find our warmer clothes for the weekend 🙁
FYI- Stone Harbor is hosting a Harvest Festival on SUNDAY, 10/30 along 96th Street. Family activities, food vendors, and music. Event was postponed due to the weather.

There are a total of 34 properties on the island pending settlement (most by the end of the year). They range from a 2bed/2bath condo listed for $325,000; to an ocean front “tear down” on 17th Street listed for $4,600,000.
The median list price is $1,049,500 (selling prices are not posted until after settlement).
Of the 34 properties: 21 are single family homes, 11 condo/townhouse units, 1 duplex, and 1 vacant lot (although several of the homes are basically land value sales, too).
We enjoyed a family vacation last week on Kiawah Island, South Carolina. Not surprising…we really like beach locations 🙂
A few observations: similar to Hilton Head Island, the sand is especially hard- allowing bike riding on the beach. We would pick our destination based on the wind direction (at our backs of course), and then return on the sheltered bike paths that wind around the homes and lagoons.Â
Speaking of homes – Kiawah Island definitely offers the “wow” factor with real estate. This is one of the more modest beach front homes. The best word to describe the structures? Substantial. The building materials are high end and architectural details impressive.Â
It’s off season- maybe that’s why our beach area stood out? Chairs, beach cart, umbrella, coolers, boogie boards, buckets…and bikes! Looked like a Jersey shore beach day 🙂
Critters and wildlife spotted: an alligator (from a safe distance), dolphins swimming VERY close to shore, an eagle, Monarch butterflies, Snowy egret, Blue heron, turtles, and several deer.  Â
Back on “our” island after a fun week.
Family trip to (of course) another beach.Â

Considering I was kayaking in the ocean LAST Sunday…it seems early to talk about preparing your shore home for winter.
Yet, we know the colder temperatures will eventually arrive 🙁
The most over-looked items? Outside showers and faucets. Even with a frost-proof connection, the hose must be disconnected to prevent damage. Winterize the outside water by early November to avoid a problem.
Unless you completely drain the water inside the house (including toilets, dishwasher/washer lines, and the often forgotten ice maker line), the heat should be set between 55- 60 degrees. Open cabinet doors under the sinks to allow the warm air to reach the pipes.
A reliable “home watch” service provides peace of mind in the off season, too. Please let me know if you need a recommendation.
A beautiful fall weekend at the shore- cooler, dry air…and plenty of sunshine.
Yesterday of a weird mix of weather- some morning sun, then a downpour…then bright sun, and more rain. On the plus side, and late afternoon rain produced a huge rainbow over the ocean just after 5pm.Â
I could see is from my house, and hurried down to the beach for a better view. Unfortunately, by the time I reached the beach path, the colors were fading.
