What a great opportunity to try a few of the new (or new to you) local restaurants!

The event runs June 1st to June 10th.  Most island restaurants are participating with special menus and pricing.

Well…that was fun

Based on reports from local business people,  Memorial Day weekend was a huge success.  Owners and visitors filled the island, spent money in shops and restaurants, and enjoyed beautiful beach weather.

The “regulars” were back on the beach with me this morning!

Peaceful Locations

I enjoyed a quiet beach walk early this morning.

The reality of Memorial Day Weekend set in as I made my way to the office. 

The hot spots?  Wawa, Avalon Coffee, Kohler’s Bakery, and Comcast  (the line was already around the block!)

Great weather and large crowds = happy shore business owners .  Welcome summer 2012 🙂

Summer Muggies

One Week to Save

FYI- full season beach tags are discounted for just one more week.

Purchase on or before May 31st, and pay $21 per tag.  As of June 1st, the tags will cost $26 each.

Tags are reciprocal between Avalon and Stone Harbor.

Revenue from the sale of beach tags is used to off set the cost of maintaining and guarding our beautiful beaches.   It’s a great bargain for a full summer of beach access.

Beach tag booths are open daily: 30th and Avalon Avenue in Avalon; and 95th Street and the beach in Stone Harbor.

Back on the Sand…

A quick trip to visit family, including the rare weekend away from the office.

Although I love to travel…it would be sooo much better if we could bypass the “traveling” portion of travel.  If you spend any time in airports, you understand what I mean.

I am a rule follower, and therefore, arrived 2 hours before my flight.  The security line at Philadelphia International Airport occupied much of that time.  My pre-printed boarding pass indicated a “B” gate, yet the display screen listed an “A” gate for my flight.  So after security, I walked over to the A terminal (with a positive attitude…a good substitute for my usual morning beach walk).  The screen in that terminal listed my flight at the original B gate.  Walked back to B again, and sure enough, that screen still showing the A gate.  Asked a US Airways rep to check their computer, and agent confirmed that “A” was correct.  When I mentioned the error, she said “the city controls the screen…we can’t change it”.  Huh?  So, off I go back to A …and, of course my gate is at the far end of that terminal (good exercise, good exercise).  Relieved that my flight was listed on monitor at the gate.  And, it was time to board!

AND, a new experience to add for my trip home.  As I made my way through security- once again following all of the rules: shoes off, liquids in the zip lock, etc., the TSA agent on the other side of the metal detector asked “Do you have any metal?”.  I answered “Just my watch”.  Then he clarified “No, I meant your knees or hips”.  This was the equivalent of the first time someone called me “Ma’am”.  I laughed out loud, and even the TSA smirked as I asked if this a sign I’m getting old 😉

What’s Selling?

During the last 30 days, a total of 34 properties SOLD in Avalon and Stone Harbor, NJ.

2 duplex properties (2 units in one structure), with a median selling price of $662,500.

12 condo/townhouse units, with a median selling price of $653,500.

And, 20 single family homes, with a median selling price of $1,300,000.

There are an additional 68 properties sale pending, with settlement scheduled in the near future. Most will be shore property owners by the start of summer!  The median list price for those sale pending is $1,134,500. 

By the way, a definite segment of our recent sales is a “move up” market.  Rather than selling to cash out, property owners are selling to facilitate another local purchase (typically for a better location or more living space).  A welcome trend for our island real estate economy.

Bird’s Eye View

A light drizzle for my morning walk.  Glad I didn’t wimp out when I heard rain on the skylight, because it was mostly clear by the time I returned home.

Without the distraction of bright sunshine, I was better able to see a few dolphins; and watch an osprey masterfully dive for his breakfast and carry his catch as he flew over the beach.
