  • Busy Month of May

    salesignMarket Update

    A total of 45 properties sold (settlement) during the month of May in Avalon and Stone Harbor, NJ.  The overall median selling price was $999,000.

    By category:

    27 single family homes, ranging from $505,000 for a bungalow located over the 21st Street bridge; to $7,000,000 for a well maintained ocean front home on a 70′ x 110′ lot in the south end of Avalon.  The median selling price was $1,135,000.

    13 condominium/townhouse units, ranging from $252,000 for a 1 bedroom bay front unit located at 96th Street and Sunset Drive; to $1,325,000 for a bay front side by side townhouse style located over the 25th Street bridge.  The median selling price was $527,500.

    3 vacant lots, ranging from $1,750,000 for a lot on the beach block side of 38th and First Avenue; a south end beach block on 66th Street, and a bay front lot on Seagull Drive both sold for $2,450,000.

    2 multi-family homes, an older Cape style across the street from the bay on 99th and Sunset Drive for $925,000; and an older expanded Cape on the beach block corner of 35th and First Avenue (60′ X 110′ lot) for $1,700,000.

    While the condominium/townhouse sales are straightforward, the other 3 categories often cross over.  An older single family home may truly be a “land value” sale.  One of the reported vacant lot sales still has an older home on the site (to be torn down). This aspect of our market can be confusing for appraisers!

  • Pet Friendly?

    dogLast year, the most common tenant request was for WiFi .  This year, it’s permission to bring a dog (sometimes several!)

    And while many owners are still reluctant, there are some landlords who will consider a well behaved dog with references.

    If you own a rental property, promoting it as “pet friendly” will generate higher weekly income, and more weeks booked.  Tenants are willing to pay a premium for the convenience of bringing the family pet to the shore (saving the kennel or pet sitting fees).

    There are restrictions for dogs on the beach- not permitted in Avalon during the summer months; and only after 7pm to sunset in Stone Harbor…and always on a leash.

  • The Other Side

    KiawahWalkwayPlanning vacations and traveling provide valuable learning experiences that I bring back to my job.

    For example:

    1) The Repeat Visitor.  Returning to the same location year after year is the vacation equivalent of comfort food.  Tenants know their way around- from where to grocery shop, to the best place for coffee. There’s no learning curve…it’s easy. And, the familiar sights are tied to many happy memories.  The Jersey Shore is known for exceptionally loyal, repeat visitors.

    When vacationing in one of our “repeat visitor” locations, we don’t feel like tourists.  In fact, we may even help newbies with directions or information 😉

    2) Vacation Rentals. When it’s my turn to search for a house or condo to rent, the advice I give to property owners is reinforced. Capturing tenants’ interest and accurate pictures are a must.  I will click through photos BEFORE I read the description.  If the property is not appealing, I’m on to the next choice.  And like most tenants, I don’t want rustic and cluttered. Charming is fine…yet with newer kitchen and baths!

    3) Inconvenience. Time off from work is a BIG deal.  Coordinating family schedules, making the arrangements, and paying for vacation- all very stressful.  So if something goes wrong, it’s upsetting.  A tenant wants to know that someone cares, and is working on making it right.  They don’t want excuses- just a solution.

    4) Social Media.  The Internet drastically changed the vacation rental/travel industry.  All good, except we lost much of our personal contact.  Social media allows us to connect in a new way- which is why I’m a huge fan of Twitter.

    Already looking forward to my next vacation/learning experience (after the busy summer season of course!)

    The breakdown:

    8 condo/townhouse sales, ranging from a 2 bedrooms condo located behind the Buccaneer Ice Cream shop for $399,000; to a brand new side by side in Stone Harbor for $950,000.  The median selling price for all condo/townhouse units: $730,500.

    1 commercial property- the former Back Yard Restaurant in Stone Harbor- for $625,000.  Purchased by the Union League- see related article HERE

    1 duplex- located on the bay in Avalon, for $1,232,500.

    10 single family homes, ranging from an older rancher (sold for land value) on 17th Street in Avalon for $920,000; to a Bayberry Drive dune front home situated on a 100′ X 110′ lot for $3,950,000.  The median selling price for all single family homes: $1,835,000.

    RentSignAvalon and Stone Harbor require the registration of all rental properties (even if rented privately, or on a year round basis).

    After the paperwork is submitted with the fee, the licensing department schedules an inspection.
