The sky cleared during my early morning walk. Â Enjoy the weekend!
Family Week
They come from near (Cape May, Margate, Smithville, Mays Landing, and New Egypt, NJ) and far (North Carolina) to spend a week at the beach.
Many of the cousins are now old enough to go to the Princeton- and yet are still happy to play paddle ball or boogie board with the younger set.
The young at heart grown ups will lead the charge with kayaking and the water park. Â And of course, plenty of hours just hanging out on the sand.
Surfboards, beach toys, and umbrellas define our beach territory…as well as a giant hole/moat to block the incoming tide.

Equipment- Avalon Beach Fill
Monday- 11am. Â An active staging area by the 8th Street jetty in preparation of the north end beach fill. Â Currently, beach and jetty access is open on 8th Street, and a lifeguard is stationed on 9th Street.
The only pipe in place is the one over the jetty. Â Pipes will be installed and run parallel along the beach to carry sand once the dredge arrives from Strathmere.
As the project proceeds south from 9th Street, the beaches on either side will be closed for safety reasons. Â Once the new sand is graded, beaches will re-open. Â Access paths over the pipe will be built (with sand).

Synthetic lawns
A new trend? Â A local builder recommends installing an artificial grass product around the rear yard pool. Â Low maintenance, and less mess.
I saw an example yesterday- and I have to say- it looks great. Â The property has real grass in the front yard, and artificial grass behind the pool fence. Â A seamless view of green in the summer!

Keeping Cool
Re-post from last summer- basic info still applies!
Yesterday, there was water leaking into our office. Â Hard wired smoke detectors in the path of the water shorted out, and blared off and on for several hours (fun on a Saturday change over day!)
The cause? Â The inside air conditioning component (the blower) for the condo above our office iced up and shut down (occupants complained earlier that the A/C stopped working). Â When this happens, the ice has to melt (and drain somewhere) before the HVAC can be repaired.
Unfortunately, we see this issue every summer (with refrigerators AND air conditioning units)- especially when the humidity is high. Â A tenant/visitor arrives to a property, turns on the air, and cranks down the thermostat (believing that the house will cool faster if the thermostat is set at 65 rather than 72 degrees). Much to their frustration, the unit freezes up, and shuts down.
Similar circumstances with refrigerators. The empty space is loaded with room temperature food. Â The cool air escapes while the door is open. Â And when it doesn’t seem cold enough a short time later, the tenant/visitor turns the dial all the way down. Â Like the HVAC system, the appliance freezes up and shuts down. Â Turning the dial back to a medium setting is the solution.
