Feeling hopeful when I hear logical solutions to the proposed FEMA elevation requirements as they apply to existing homes.
A common request from mayors up and down the coast: allow properties to be grandfathered for flood insurance rating if structure met the elevation requirement when constructed.
Unfortunately, this may not help owners of homes built in the 1960s and 1970s (or prior years). Â Without uniform codes in place, many homes were built directly on a concrete slab (not elevated) or with a below grade crawl space (a common design with the original Golden Homes in the high dune area of Avalon). Â These structures are considered non-conforming, and property owners already pay an added premium for flood insurance.

Beach Treasures
The warm sun provided encouragement for my morning walk- but glad I layered up! Â 20 something degrees on the beach.
As usual after a winter storm, there were plenty of “beach treasures” on the sand: conch shells, sea glass, driftwood…and a decent looking deck chair 😉
