Happy Mother’s Day

Happy Mother’s Day to my mother, sisters, daughter in law, and women friends.

Our unwavering support for each other…and a healthy sense of humor, are essential to surviving the job of motherhood  🙂

View From a Beach Chair

Yesterday, my beach chair spent 2 hours in the sand (near the dunes to block the cool wind).

Pleasant weather again today for the Avalon Yard Sale and Stone Harbor Sail Into Summer event.

Busy real estate day, too.   Thankful for the return of buyers and renters to the shore!

Bay Front Neighborhoods

Looking to buy on the bay?

The bay front neighborhoods of Avalon and Stone Harbor, NJ offer unique features depending on your needs.

The options range from a basic “fisherman’s cottage” to a massive, 3 story home with a pool.   There are bulkhead lots, and natural sandy beach lots (usually more phragmites than sand).   As expected, the dock area is often the featured amenity with expensive boat lifts and fish cleaning stations.

There are bay front condos starting at $279,000 (1 bed/1 bath 9511 Sunset Drive, Stone Harbor), and three level side by side townhouse style units for $1,395,000 (new construction 613 Sunrise Drive, Avalon).

A cottage on a small lot, $1,299,000 (charming renovated home at 320 86th Street); to an amazing custom home at the end of Pelican Drive in Avalon for $9,999,000!   On average,  bay properties are priced between $1,500,000 to $3,00,000; depending on lot size and age of the structure.

For a list of specific homes/condos on the bay (or anywhere on the island!), send me a request:  ann@anndelaney.com

I appreciate the opportunity to help…and will wave to you as I kayak by your dock   🙂

Peaceful

The colors of the ocean and sky appeared different to me this morning.

The reality of world events reinforces how fortunate we are to live in a simple, peaceful place.

The “Real Ospreys of New Jersey” had some human competition this morning while fishing for their breakfast.

A beautiful day at the beach!

Almost Summer…

More activity around the island this weekend as property and business owners prepare for the summer season.

And, the dolphins have returned-  I spotted two this morning playing in the waves.

Plan ahead for next weekend:  The Borough Wide Yard Sale in Avalon – Saturday 9am to 3pm (rain or shine); followed by the ever popular bulk trash pick up on Sunday and Monday!  In Stone Harbor, 96th Street will be  busy with Sail into Summer events both Saturday and Sunday- food, music, and great shopping opportunities.

P.S.  Kohler’s Bakery opens this weekend, too  🙂

Island Wear

Island wear has a different definition in the spring.

If the weather report mentions 80 degrees, we know that doesn’t necessarily apply here.  With the strong sea breeze and heavy fog, we might be lucky to break 60.

And, when traveling “off shore”- island speak for going to the mainland- we know to dress differently:  shorts and flip flops for a trip to the Acme in Cape May Court House…versus jeans and a sweatshirt for a walk along 96th Street in Stone Harbor!
