Beach Carpet

beachcarpetThe beach grooming machines are back with their early morning routine.

I hesitate as I cross over the neat rows of sand on my way to the water’s edge.  It’s like walking on freshly vacuumed carpet!  Maybe it’s my childhood memories of shag carpeting made fluffy with a plastic rake (really…we had one).

Come to the shore and add your footprints on the “carpet”, too!

Counting down…

ShovelSnowYes, the winter was tough.  And doesn’t it seem like spring has flown by?  Now we are just 3 weeks away from Memorial Day weekend. 

Don’t forget to buy your seasonal beach tags (discounted before May 31st).  Hoy’s and Seashore Ace hope you need new beach chairs, too.

Avalon Supermarket at 29th and Dune Drive opens tomorrow for the season- one less reason to drive off the island 🙂

Evening Beach Walks

gulliesWith the sunset close to 8pm, there’s ample opportunity for an evening beach stroll.    The fading sun casts interesting shadows on the sand; and the ocean/ sky turn various shades of pink.

We are getting spoiled with this summer like spring weather  🙂

Saw sign posted on their door today- open Mother’s Day Weekend- Saturday and Sunday- at 8am. 

The cream donuts are not on my low cholesterol diet  :(   however, exceptions are made for their first weekend of the season….and maybe a few other times during the summer…       Enjoy!

What’s Selling?

Avalon/ Stone Harbor: 17 properties SOLD during the past 30 days; with 28 SALE PENDING and scheduled for closing.

The SOLD properties ranged from $350,000 (an undersized lot in Stone Harbor) to $3,660,000 (a southend Avalon beach block custom home).  The median selling price was $1,175,000.  The majority of the sales were single family homes (8) , followed closely by condos/townhouse units (6).  There were 2 vacant lots, and 1 duplex (on a large lot- so sold basically for land value).

Selling Rental Property

NJ Real Estate Transactions Subject to Bulk Sales Notice Requirements 

The New Jersey Division of Taxation has provided notice that real estate transactions in New Jersey are now subject to New Jersey’s Bulk Sales notice requirements if the property generates any income, which would include renting the property for any period of time. This does not apply to the sale of an owner-occupied single family home or a sale of real estate in the ordinary course of the seller’s business. Purchasers must notify the Division of Taxation at least 10 days prior to taking possession of the property. The Division will notify the purchaser within 10 days of receipt if it has a claim against the seller for taxes and the amount of the claim. If the purchaser fails to comply, then the purchaser will be personally liable for any tax owed by the seller to the state.

FYI- The New Jersey Association of Realtors is working with legislators to exempt single family homes and seasonal rental properties.  In the meantime, buyers and sellers of rental real estate must comply with notice requirements (title companies and real estate agents have the forms).

Summer Rentals

Sea Breeze

MaysunThe weather along the coast can be so different than just a few miles inland (or as we say, “off shore”).

Last night and this morning, the news stations reported record high temperatures, and yet we were closing our windows because the breeze was too cool.   Today, the humidity is high, but the sea breeze is keeping it on the cool side again.

Stone Harbor- Sail into Summer

boatshowGreat turn out  for the annual Boat Show/Seafood Festival according to organizers.  Local residents, summer home owners, and visitors to the island enjoyed food, music, and checking out the boats and other vendors along 96th Street. 

I saw a kayak with pedals that looked interesting…but not ready to upgrade my “boat” yet!

I started this blog in November 2006; signed up for Twitter in January 2010; and now it’s time for You Tube .  The plan is to post real estate related videos.

Decided to experiment with the video function on my phone during my morning beach walk.  First lesson learned: when I hit record, I should stop singing along with my iPod  🙂
